<br />Pg.2 <br /> <br />In speaking to a worker from the current construction company, I inquired as to the nature of the <br />proposed work to be done, he advised the following: repair/replacement of the sewers, electrical, <br />gas and water systems. The June 16, 2008 letter from Mr. Browning made "no" mention of <br />sewers, gas or water replacement. Not only that, but no cost breakdown on each, no total cost on <br />each, no starting or completion time-line, no cost pass-through amortization to the residents, again <br />only the 35 households that received the January 1, 2008 $34 rent increase pass-through. <br /> <br />I feel it is imperative that both issues be addressed immediately, the redistribution of the first $34 <br />pass-through effect January 1, 2008 and the "current" work now in progress. The fact that we 35 <br />residents were not given notice, nor the reason why all of a sudden that Capital Improvements <br />were even warranted and needed to be done immediately. I was unaware of any of the <br />necessities to live day to day: water, gas, sewers and additional utilities were in need of repair or <br />replacement. This was not addressed by Mr. Browning at any time to the Park residents prior to <br />the start-up of the current work. <br /> <br />Again, I and the other 34 residents who seemingly, according to Mr. Browning, are going to bare <br />the brunt of another tremendous pass-through (rent increase) in addition to our "annual rent <br />increase', We cannot, financially, cope with another $34 or higher pass-through. Incidentally, the <br />$34 pass-through is not "shown as a separate line item as Capital Improvement" on our rent <br />statements as mandated by the Mobilehome Residency Laws, It is combined in the "total Rent". <br /> <br />Again, I would like to draw your attention to the $34 pass-through put upon us. My husband, Bob, <br />myself and Janice Petru lis sat down and ran some figures trying to determine the break down of <br />this expense of $88,000 over a 10 year period, that was not accounted for, as previously stated. <br /> <br />We are very concemed that interest charged, and not mentioned at all, on the $88,000 may <br />have been calculated incorrectly. Our figures indicate an approximate percentage of 62% simple <br />interest, which we feel is an appalling amount and may be over the Rent Ordinance accepted Bank <br />of America prime rate plus 2%.
