The site is within an industrial complex designed for industrial uses. The size and con-
figuration of the subject site is adequate to accommodate the proposed use. The switching facility is
similar to and compatible with other uses permitted in this area. No adverse visual impacts are
anticipated, primarily because of the remote location of this property.

b. The facility is part of a regional system and is necessary to provide adequate
communication facilities in emergency conditions.

BE IT FURTHER RESOLVED that the City Council having made the necessary findings
stated above, and as set forth in the staff report, does hereby grant a conditional use permit in Zoning
Case CU-068-012 to establish a regional switching and staging facility consisting of an 89-foot high
radio tower with ten (10) microwave dishes and a 529 square-foot prefabricated equipment shelter on
approximately 1.9 acres developed with a warehouse, located at 4135 Garner Road, northerly of
Garner Road between Main and Rivera Streets, in the M-1 Light Manufacturing Zone, subject to
compliance by the applicant with all required terms and stated conditions of approval to the
satisfaction and approval of the Planning Department, which terms and conditions are set forth in the
Council Report;

City Attorney's Office
3900 Main Street
Riverside, CA 92522
(909) 826-5567

23-2

-2-
