<br />A communication was presented from the Board of Zoning Adjustment advising tha~, on
<br />March 2, 1981, the Board considered the request of T. M. Shamroe, Zoning Case V-138-801,
<br />for a variance to (1) construct two four-unit apartment complexes having Z2 feet of
<br />;parking lot maneuvering area where 28 feet is required; (2) locate an enclosed :rash
<br />,area within the required 15-foot front yard setback; and (3) provide subs:andard
<br />,common open space (approximately 1,550 square feet open space is provided for each lot
<br />where 2,000 square fee= is required) on property situated on the southerly side of
<br />'Twelfth Street westerly of Chicago Avenue, located at 1764 and 1774 Twelfth Street, in
<br />~Zone R-i-65, tentatively approved for Zones R-3-S-1; and, by a vote of 5 ayes to 0
<br />,noes, approved =he follo~xing subject to conditions: (I) to allow substandard parking
<br />,space maneuvering area; (2) to allow the construction of five-foot-high slump block
<br />,walls and trash enclosures on both lots which encroach into =he front yard setback;
<br />iand (3) to deny the substandard common open space; and determined that the proposal
<br />.would not have a significant adverse environmental effect. It was determined that the
<br />,mat:or would not be set for public hearing by the City Council.

<br />~ZONING CASE V-139-801 - C. AYAIA - 3006 CI~IDGE STREET
<br />~A communication was presented from the Board of Zoning Adjustment advising =hat, on
<br />~March 2, 1981, =he Board considered the request of C. Ayala, Zoning Case V-139-801,
<br />for a variance =o (i) locate an automobile impound yard within approximately 50 feet
<br />:of a residentially-zoned property where a separation of 300 feet is required;
<br />~(2) delete the 20-foot-deep landscaped setbacks required along the street side property
<br />~lines; (3) provide a six-foot-high chain link fence to enclose an automobile impound
<br />~yard where a six-foot-high chain link fence with redwood or simulated redwood slats
<br />~and landscape screening is required; and (4) provide an unimproved and untreated
<br />~surface area where slate, slag or alternate dust, weed and mud retardant material is
<br />~required on property situated on the westerly corner of Cridge Street and Howard
<br />;Avenue, located at 3006 Cridge Street, in Zone M-l; and, by a vote of 5 ayes to 0 noes
<br />~(1) approved the location of the impound yard within 300 feet of the property in a
<br />~residen:ial zome; and (2) deleted the required 20-foot-deep street side setbacks, the
<br />~surfscing and all required landscaping, subject =o certain conditions; and determined
<br />~that :he proposal would no~ have a significant adverse environmental effect. It was
<br />]determined that the matter would not be set for public hearing by =he City Council.

<br />~ZONING CASE V-141-801 - M. AND R. BLUM~NTHAL - 3892 TENTH STREET
<br />~A cQmmunication was presented from the Board of Zoning Adjustment advising ~hat, on
<br />~March 2, 1981. the Board considered the request of M. and L Blumenuhal, Zoning Case
<br />~V-~41-801, for a variance to construct an office building with 13 parking spaces where
<br />~1~ parking spaces are required, or 14 parking spaces with 7 of these spaces having
<br />]eight feet of width where nine feet is required, on property situated on the southerly
<br />2corner of Tenth and AJ~nond Streets, located at 3892 Tenth Street, in Zones C-2-D;
<br />~and~ by a vote of 5 ayes to 0 noeS, approved subject ~o conditions a variance to
<br />~provide 7 of the required parking spaces with substandard width; and determined ~ha:
<br />~the proposal would no: have a significant adverse environmental effect. I: was

<br /> A communication was presented from the Board of Zoning Adjustment advising thor, on
<br />~March 2, 1981, the Board, by a vote of 5 ayes to 0 noes, approved subject to conditions
<br />~:he request of the Rayflee: Company, Zoning Case V-142-801, for a variance to construct
<br />:a mini warehouse which (I) encroaches 50 feet into :he required 50-foot side and rear
<br />~yard setbacks; and (2) con=sins 11 parking spaces where 54 spaces are required on
<br />~property situated on :he northeasterly side of Van Burst Boulevard southeasterly of
<br />~Indiana Avenue, located at 3167 Van Burst Boulevard, in Zone R-1-65, tentatively
<br />~approved for Zone M-l; and determined that the propo6al would no: have a significant
<br />~adverse environmental effect. It was determined that the matter would not be set for
<br />~public hearing by the City Council.
