<br />~PUBLIC HEARINGS BEFORE THE CITY COUNCIL AT 3:00 P.M.

<br />~ZONING CASE R-29-812 - ALESSANDRO, NWLY. AND NLY. OF CITY LIMITS - REZONING - CONTINUED
<br />3:00 P.M.--Hearing was called on the proposal of Presley of Southern California,
<br />etal., Zoning Case R-29-812, to place approximately 178 acres of vacant land situated
<br />southwesterly of Alessandro Boulevard, northwesterly and northerly of the City limits,
<br />in Zone HR and remove the same from Zone RA. On May 18, 1982, the City Council refer-
<br />red this matter to the City Council Land Use Co-~,ittee, and indicated its intent to
<br />continue the hearing. Accordingly, the hearing was continued to June 15, 1982, at
<br /> 1:30 p.m.

<br />FURTHER HEARING - CASE PS-65-801 - SWLY. CORNER TYLER AND SINCLAIR - APPEAL - CONTINUED
<br />'3:00 P.M.--Further hearing was called on the appeal of Ernest N. Webb, Albert A. Webb
<br />Associates, on behalf of D & W Investments, from the decision of the Growth Management
<br />Administrator in denying their request for a Residential Development Permit for the
<br />proposed development of approximately 1.7 acres of land with 19 condominium units
<br />situated on the southwesterly corner of Tyler Street and Sinclair Avenue, Case
<br />PS-65-801. In consideration of the request from Mr. Webb, the hearing was further
<br />continued to July 20, 1982, at 1:30 p.m.

<br />FURTHER HEARING - PROPOSED AMENDMENT TO MUNICIPAL CODE - CASE AMD-7-812 -
<br />POINT SYSTEM - CONTINUED
<br />~3:00 P.M.--Further hearing was called on the proposal of the City of Riverside, Case
<br />~AMD-7-812, to amend Title 19 of the Riverside Municipal Code to remove the Residential
<br />~Development Permit (Point System) process from the Zoning Ordinance and to consider
<br />~alternate programs to facilitate provision of necessary urban services when residential
<br />~development occurs. On April 27, 1982, the hearing was continued and the City Council
<br />~Land Use Committee was requested to review the proposed amendment and present ins
<br />recommendations to the City Council. In consideration of the request of the Committee,
<br />;the hearing was further continued to June 8, 1982, at 1:30 p.m.

<br />iZONING CASE C-41-778 (REVISED) - 3502 ADAMS STREET - APPEAL - GRANTED
<br />3:00 P.M.--Hearing was called on the appeal of Morris M. Smith, on behalf of Shell Oil
<br />'Company, et el., relative to the conditions of the City Planning Commission in approv-
<br />ing their request for a revised conditional use permit to construct, operate and
<br />,maintain a self-serve service station (the existing service station to be demolished)
<br />,on property situated on the westerly corner of Diana Avenue and Adams Street, located
<br />at 3502 Adams Street, in Zone C-l-A, Zoning Case C-41-778 (Revised). As heretofore
<br />directed by the City Council, the minutes of the City Planning Commission pertaining
<br />to this case are on file and are a part of the evidence submitted at this hearing,
<br />whether or not any portion thereof is read or discussed. The communication from the
<br />City Planning Commission stated that the Commission, by a vote of 8 ayes to 0 noes,
<br />approved the revised conditional use permit, subject to the conditions listed in full
<br />in the Conunission minutes relative to this hearing; determined that the conditional
<br />use permit will not have a significant adverse environmental effect; and adopted the
<br />staff report and the environmental assessment as findings. The Planning Director
<br />=presented departmental recommendations, together with maps of the area. Mr. Smith
<br />~spoke on behalf of the appeal, requesting deletion of that portion of Condition (15)
<br />~which requires the closure of the existing driveway on Adams Street nearest the inter-
<br />~section with Diana Avenue. No protests, written or oral, were presented. Following
