<br /> ~condiUions nhe request of J. Aguilar, et el., Zoning Case C-1-823, for a conditional
<br /> [use permit uo establish, operate and maintain a fast food res=aurant in an existing
<br /> ,former fast food structure on approximately one-fifth acre of land situated on the
<br /> southwesterly side of University Avenue between Park and Victoria Avenues, located at
<br /> 2790 University Avenue, in Zone C-3; and determined that the proposal would not have
<br /> a significant adverse environmental effect. It was determined that the City Council
<br /> would non set the matter for public hearing.

<br />A communication was presented from the Board of Zoning Adjustment advising that, on
<br />July 19, 198Z, the Board, by a vote of 6 a~es to 3 noes, denied the request of G.R.T.
<br />~Properties, e= el., Zoning Case V-~-823, for a variance to erect a double-faced illumi-
<br />:nated freeshanding identification sign containing approximately 50 square feet of
<br />~display area and 35 feet of overall height where one such sign not exceeding 25 feet
<br />',in overall height is permitted on property situated on ~he northerly corner of Brockton
<br />'and lndiana Avenues, located a: 6891 Indiana Avenue, in Zones C-2-D. It was determined
<br />'that the matter would not be set for public hearing by the City Council, and the
<br />~denial stands.
<br />~ZONING CASE-V-6-823 - DAON CORPORATION, ET A~. - 3403 TENTH STREET
<br />~A communication was presented from the Board of Zoning Adjustment advising that, on
<br /> Ju ~ 1982, the Board considered the request of Daon Corporation, etal., Zoning
<br />'Ca e V-6-823~ for a variance to establish a sign criteria for office buildings located
<br />,within a commercial business center (Riverside Centre) which includes ~enant identifi-
<br />,cation wall signs and logos non necessarily located on the fronnage of those occupan-
<br />,ties and which may exceed the maximum size allowed; tenant identification signs are
<br />~timited =o no more than one square foot of sign per front foot of occupancy and are
<br />~required on the frontage where the tenants are locate~. The property is situated at
<br />'3403 Tenth Street within the block bounded by Lemon, Ninth, Lime and Tenth Streets in
<br />Zone CO. The Board (I) approved the maximum 200-square-foot signs on the top spendtel
<br />iof the Lemon and Lime Streets elevations of the 8-story office tower (i.e., one 200-
<br />square-foot sign for each of the two elevations), with a 33-inch letter height limit,
<br />by a vote of 8 ayes to I no; and (2) approved the tenant identification wall signs and
<br />logos not necessarily located on the frontage of zhose occupancies and which may
<br />exceed =he maximum size allowed, by a vote of 9 ayes :o 0 noes; all subject to
<br />conditions. It was determined the= the matter would not be set for public hearing by
<br />the City Council.

<br />ZONING CASE V-8-823 - J. FRAZlER - 3721 ROOSEVELT STREET
<br />'A communication was presented from the Board of Zoning Adjustment advising that, on
<br />ijuly 19, 1982, zhe Board, by a vote of 8 ayes to 0 noes, approved subject to conditions
<br />the request of J. Frazier, Zoning Case V-8-823, for a variance to legalize an existing
<br />additional dwelling unit which encroaches 2.5 feet into the required 7.5-foot side
<br />Xyard setback, utilizes a 10-foot two-way driveway where 24-foot width is required, and
<br />[is developed with a 6-foot-high wood fence and a 4-foot-high chain link fence separat-
<br />~ing the parking area from adjacent residentially-zoned property where a 3-foot-high
<br />~and 6-foot-high solid masonry wall is required on property situated on :he northeast-
<br />~erly side of Roosevelt S=ree~ southeasterly of Magnolia Avenue, located at
<br />:3721 Roosevelt Street, in Zone R-3. It was determined that the City Council would not
<br />[set the matter for public hearing.
