<br /> ZONING CASE C-8-834 -.PrYROSEN PROP., INC., ET AL. - 10501-10531 HOLE - WAIVER OF
<br /> IN-LIEU PARKING FEES
<br />A communication was presented from the City Planning Connnission advising that, on
<br />December 8, 1983, the Commission, by a vote of 8 ayes to 0 noes, approved subject to
<br />conditions the request of Hyrosen Prop., Inc., etal., Zoning Case C-8-834, for a
<br />conditional use permit to expand a nonconforming drive-through restaurant at
<br />10501-10531 Hole Avenue, situated on the northwest corner of Mobley and Hole Avenues,
<br />:in Zone C-3; and determined that the proposal would not have a significant adverse
<br />environmental effect. It was determined that the City Council would not set the
<br />matter for public hearing. Further, in response to a request from Emmanuel Markoudakis
<br />for waiver of the in-lieu parking fees for the drive-through restaurant described
<br />~above, a written report was submitted from the City Manager and the Planning Director
<br />recommending that (i) the in-lieu parking fees be waived for four spaces; and (2) the
<br />~plot plan be revised to Planning Department staff approval to provide 30 percent of
<br />[the parking lot as compact stalls. The City Council approved the recommendations as
<br />[presented.

<br />ZONING CASE C-22-834 - G. L. KAPLAN CONSTRUCTION COMPANY - 2167-89 UNIVERSITY AVENUE
<br />~A communication was presented from the City Planning Commission advising that, on
<br />~December 8, 1983, the Commission, by a vote of 8 ayes to 0 noes, approved subject to
<br />~conditions the request of G. L. Kaplan Construction Company, Zoning Case C-22-834,
<br />~for a conditional use permit to establish a fast food restaurant on a commercially-
<br />~developed site at 2167-89 University Avenue, situated on the northeast comer of
<br />iUniversity and Franklin Avenues, in Zone C-3; and determined that the proposal would
<br />~not have a significant adverse environmental effect. It was determined that the City
<br />[Council would not set the matter for public hearing.

<br />iZONING CASE C-25-834 - RIVERSIDE COUNTY HEALTH DEPARTMENT - 3525 PRESLEY AVENUE
<br />,A communication was presented from the City Planning Commission advising that, on
<br />December 8, 1983, the Commission, by a vote of 5 ayes to 2 noes, approved subject to
<br />conditions the request of Riverside County Health Department, Zoning Case C-25-834,
<br />for a conditional use permit to establish a voluntary alcohol detoxification center at
<br />3525 Presley Avenue, situated on the west side of Presley Avenue southerly of Linden
<br />Street, in Zone M-I; and determined that the proposal would not have a significant
<br />adverse environmental effect. It was determined that the City Council would not set
<br />the matter for public hearing.

<br />~A communication was presented from the City Planning Commission advising that, on
<br />~December 8, 1983, the Comm&ssion, by a vote of 5 ayes to O noes, approved subject to
<br />~conditions the request of R. T. Perkins, Case COC-6-834, for a certificate of compli-
<br />~ance to legalize a vacant approximately .23-acre parcel of land located on the south-
<br />~westerly corner of Hillside and Mountain View Avenues in Zone R-1-65. It was
<br />=determined that the City Council would not set the matter for public hearing.

<br />~A communication was presented from the City Planning Commission advising that, on

<br />;existing industrial complex at 561 Iowa Avenue, situated on the west side of Iowa
<br />Avenue southerly of Spring Street, in Zone MP; and determined that the proposal would
