<br />ZONING CASE R-50-878 - BROCKTON BET. EMERSON AND GARDENA - REZONING - ORD. INTRODUCED
<br />3 P.M.--Hearing was called on the proposal of Raymond G. and Rose C. CarbaJal, Zoning
<br />Case R-50-878, to place an approximately 6,275-square-fooE parcel of land at 6251 Brock-
<br />ton Avenue, developed with a single-family residence proposed to be converted to a bar-
<br />ber shop, siEuaEed on the wasEarly side of BrockEon Avenu~ beewean Emerson Street and
<br />Gardens Drive, in ZOne RO and remove Ehe same from Zone R-1-65; with the City Council to
<br />also consider supplementin8 the requested zoning with Zones S and X. As heretofore di-
<br />rected by the CiEy Council, the minuEes of the City Plannin8 Commission pergaining to
<br />this case are on file and are a part of the evidence submitted at this hearing, whether
<br />or hoe any portion thereof is read or discussed. The communication from the City Plan-
<br />ning Commission stated thaE the Commission, by a vote of 6 ayes to 2 noes, appro~ed
<br />Zones RO-S-1, subJecE to Ehe following conditions: (1) There shall be a Ewo-year time
<br />limit in which to satisfy the following conditions and finalize this action. Subsequent
<br />one-year Eime extensions may he granted by the City Council upon request by the appli-
<br />cant. Any extension of time beyond five years may only be granted after an advertised
<br />public hearing by Ehe CiEy Council; (2) Zone S-1 (One Story HeighE of Buildings Combin-
<br />ing Zone) shall apply to the property; (3) Prior to adoption of this case, the existing
<br />dwelling shall be removed or modified Eo comply with all Building and Zoning Code re-
<br />quirements; (4) The provision of uEility easemanes, water, setsee lighEs and elecErical
<br />underground and/or overhead faciliEies and fees in accordance wiEh Ehe rules and regula-
<br />tions of the Public UtiliEies Department; (5) Deed for widening Brockton Avenue to
<br />~4 feet from monument centerline to Public ~orks DeparEment specifications; (6) Installa-
<br />tion of a Class II bikeway, or cash payment for bikeway, on Brockton Avenue to Public
<br />~orks Department specificaEions; (7) Closure of unused driveway openings on Brockton Ave-
<br />nue; (8) A sureEy prepared by the Public ~orks Departmane Eo be poefed Eo ~uarantee the
<br />required off-site improvements prior to final adoption of this zonin~ case; (9) Only one
<br />driveway approach will be allowed to serve this property--size and location to Public
<br />Works Department specifications; (10) Because of the bikeway, no parkin8 will be allowed
<br />on Brock=0n Avenue; and (11) Information 0nly: Prior ~o occupancy for =he rezonin~ use,
<br />construction of an on-site =urnaround will be required; determined that the proposed re-
<br />zoning would not have a significant adverse environmental effect; and adopted the staff
<br />report and the environmental assessment as findings. The Planning Director presented
<br />departmental recommendations, together with maps of the area. No one was present wish-
<br />ins to speak on the matter. No written protests were presented. Following a brief dis-
<br />cussion, the hearing was officially closed. Zones RO-S-1 were approved, subject to the
<br />recommended conditions; it was determined that the rezoni~ would not have a significant
<br />adverse environmental effect; the staff report and the environmental assessment were
<br />adopted as findings; and the ordinance was introduced.

<br />ZONING CASE R-52-878 - HOLE k~STSRLY OF MAGNOLIA - REZONING - ORDINANCE INTRODUCED
<br />3 P.M.--Hearing was called on the proposal of Cunninghem Barfelt Development Corpora-
<br />tion, Zoning Case R-52-878, to place the approximately 30,927 square feet of land (three
<br />parcels) at 3854-3870 Hole Avenue, developed with three single-family residences pro-
<br />posed for removal, situated on the southerly side of Hole Avenue approximately 400 feet
<br />wastefly of Magnolia Avenue, in Zone C-3 and remove the same from Zone R-1-65; with the
<br />City Council to also consider supplementing the requested zoning with Zones S and X. As
<br />heretofore directed by the CiEy Council, the minutes of the City Planning Commission per-
<br />raining to this case are on file and are a part of the evidence submitted at =his hear-
<br />in~, whether or not any poreion thereof is read or discussed. The communication from
<br />the City Planning Commission stated Ehat the Commission, by a vote of 8 ayes to 0 noes,
<br />approved Zones C-2-S-2-X, subject ~o the followin~ conditions: (1) There shall be a
