<br /> significant effect on the environment, but trill not in this case if certain mitigating
<br /> measures are required as conditions of approval, Case EPC-38-878. The Connnission's 4-
<br /> finding was upheld by the City Council.

<br />CASE EPC-41-878 - PROPOSED GRADING PLAN - GENERALLY BETWEEN NORTHERLY EXTENSION OF WOOD
<br />AND TRAUTWEIN, SOUTHERLY OF ALESSANDRO
<br />A communication was presented from the Environmental Protection C~ission advising
<br />that, on January 13, 1988, the Commission, by a vote of 9 ayes to 0 noes, determined
<br />that the proposed gradins plan for Tract 22183, the proposed subdivision of approxi-
<br />mately 76 acres of land into 167 residential lots and a ten-acre school site generally
<br />situated between the northerly ercension of Wood Road and Trautwein Road, southerly of
<br />Alessandro Boulevard, could have a significant effect on the environment, but will not
<br />in this case if certain mitigating measures are required as conditions of approval, Case
<br />EPC-41-878. The Cowmission's findin8 was upheld by the City Council.

<br />CASE EPC-42-878 - PROPOSED GRADING PLAN - 6139 HAWARDEN
<br />A communication was presented from the Environmental Protection Commission advising
<br />that, on January 13, 1988, the Commission, by a vote of 8 ayes to 0 noes and I absten-
<br />tion, determined that the proposed grading plan for a tennis court at 6139 Hawarden
<br />Drive, generally situated on the westerly side of Hawarden Drive southerly of Appian
<br />Way, in Zone RC, could have a significant effect on the enviror~ent, but will not in
<br />=his case if certain mitigating measures are required as conditions of approval, Case
<br />EPC-42-878. The Commission's finding was upheld by the City Council.

<br />TIME EXTENSION ON CONDITIONS OF APPROVAL - ZONING CASE R-37-789
<br />A communication was presented from Howard P. Connelly requesting a retroacrive extension
<br />of time in which to complete the conditions of approval under Zoning Case R-37-789, be-
<br />in8 the lot at 6691 School Circle, situated on the southwesterly side of School Circle
<br />northwesterly of Magnolia Avenue. Petition for a zone change from Zone R-1-65 to
<br />Zone RO was originally granted on December 12, 1978. This case has been active over
<br />five years and received a time extension to December 12, 1987, following a public hear-
<br />ing by the City Council on February 24, 1987. In consideration of the recommendation of
<br />the Planning Department, the time ex~cension was granted to June 12, 1988, retroactive to
<br />December 12, 1987.

<br />The Letter of Credit from First Los Angeles Bank in th& amounts of $192,250 to secure
<br />performance of Agreement for Construction of Improvements and $96,125 fo~ labor and mate-
<br />rials; together with the Agreement of California Hustang Group, Inc., 8uaranteeing the
<br />completion of streets, curbs, gutters, and all other improvements described on the Final
<br />~ap of Tract 19841, located on the west side of Streeter Avenue at Appleton Street, were
<br />approved and accepted.

<br />P. esolution No. 16719 of the City Council of the City of Riverside, California, Accepting
<br />the Official Map of Tract 19841, consisting of two sheets, being a subdivision of a por-
<br />tion of the east half of the northeast quarter of Section 32, T.2 S., R.5 W., S.B.M.,
<br />also being Parcel One of Record of Survey on file in Book 29 of Record of Surveys at
<br />Page 69 =hereof, Records of Riverside County, California; together with the streets and
<br />easements as shown thereon; together with any variances as to lo~ area, building area or
<br />yard requirements approved by the Planning Commission; and authorizing the Clty Clerk to
<br />attest said Map, was presented; and the title having been read, and further reading
<br />waived by the unanimous consent of Councilmembers present, was adopted.
