BENZOR - 10172 (10162) HEDRICK <br />A communication was presented from the City Planning Commission advising that, on Janu- <br />ary 7, 1988, the Commission, by a vote of 8 ayes to 0 noes, approved subject to condi- <br />tions the request of M. Benzor, Zoning Case C-37-867 (Revised), for a revised concii- <br />tional use permit to amend an approved plot plan by placing the proposed auxiliary dwell- <br />ing unit (granny flat) within ten feet of the rear property line on approximately .3 <br />acre of land at 10172 (10162) Hedrick Avenue, developed with an existing residence, situ- <br />ated on the southeasterly side of Hedrick Avenue southwesterly of Crest Avenue, in Zone <br />R-1-65. It was determined that the City Council would not set the matter for public <br />hearing. <br /> <br />ZONING CASE PRD-8-767 (REVISED) - S. AND C. NORIAN - 654 VIA LA PALOMA (PRIVATE) <br />A communication was presented from the City Planning Commission advising that, on Janu- I <br />ary 7, 1988, the Commission, by a vote of 8 ayes to 0 noes, approved subject to condi- <br />tions the request of S. and C. Norian, Zoning Case PRD-8-767 (Revised), to revise the <br />plot plan of an approved and existing planned residential development by constructing a <br />sun room and wooden gazebo at the rear of their unit at 654 Via La Paloma (private), sit- <br />uated on the southerly side of Via La Paloma (private) and on the northerly side of Via <br />Zapata (private) easterly of Canyon Crest Drive, in Zone R-1-80. It was determined that <br />the City Council would not set the matter for public hearing. <br /> <br />BOARD OF ADMINISTRATIVE APPEALS AND ZONING ADJUSTMENT <br /> <br />ZONING CASE V-6l-834 (REVISED) - CHICAGO TITLE - 3750 UNIVERSITY <br />A communication was presented from the Board of Administrative Appeals and Zoning Adjust- <br />ment advising that, on January 4, 1988, the Board considered the request of Chicago Ti- <br />tle, Zoning Case V-6l-834 (Revised), for the follOwing revised variances to reface an ex- <br />isting monument sign, or alternatively, to install an additional off-occupancy wall sign <br />on the Mission Square Building at 3750 University Avenue, situated in the block bounded <br />by University Avenue and Main, Ninth and Market Streets, in Zone CO: to allow an approx- <br />imately l5-square-foot, 2.9-foot-high tenant identification monument sign where no such <br />sign is permitted; or to allow an approximately 58-square-foot off-occupancy tenant iden- <br />tification wall sign on the northwest building elevation where no such sign is permit- <br />ted--similar sign variances were previously approved in 1983 and 1987; and, by a vote of <br />5 ayes to 0 noes and 1 abstention, approved subject to conditions only the off-occupancy <br />wall sign variance. The City Council upheld the Board's recommendation; and determined <br />that the matter would not be set for public hearing. <br /> <br />ZONING CASE V-32-878 (REVISED) - RITA NORTON, ET AL. - 4192 BROCKTON <br />A communication was presented from the Board of Administrative Appeals and Zoning Adjust- <br />ment advising that, on January 4, 1988, the Board considered the request of Rita.Norton, <br />et al., Zoning Case V-32-878 (Revised), for the following revised variance to construct <br />a two-story office building at 4192 Brockton Avenue, situated on the east corner of <br />Brockton Avenue and Twelfth Street, in Zone RO: to allow parking to encroach ten feet <br />into the required ten-foot landscaped street side yard setback along Twelfth Street; <br />and, contrary to the Planning Department's recommendation and by a vote of 5 ayes to <br />o noes, approved subject to conditions the requested variance, except that a minimum <br />landscaped setback of 7.5 feet shall be provided adjacent to the parking area along <br /> <br />73-304 <br /> <br />, <br />I <br />I <br />I <br />, <br />, <br />, <br />, <br />, <br />, Motion <br /> <br />Second <br /> <br />All Ayes <br /> <br />x <br /> <br />x <br /> <br />I <br /> <br /> <br />Ii <br />I <br />I <br />'I <br /> <br />I <br />I <br />
