<br />ZONING CASE V-90-878 - THE LUSK COMPANY - SLY. OF CENTRAL AND UNIVERSITY CITY, WLY. OF
<br />BOX SPRINGS AND 1-215 AND ELY. OF SYCAMORE CANYON PARK - APPROVED IN PART
<br />A communication was presented from the Board of Administrative Appeals and Zoning Adjust-
<br />ment advising that, on December Z1, 1987, the Board considered the request of The Lusk
<br />Company, Zoning Case V-90-878, for the following variances to establish a comprehensive
<br />temporary and permanent sign program for an approved, but not yet constructed, master
<br />planned con~unity with a variety of housing types and some commercial support uses, gen-
<br />erally situated southerly of Central Avenue and University City, westerly of Box Springs
<br />Boulevard and 1-215 and easterly of Sycamore Canyon Park, in Zones R-1-65, R-l-80, RO,
<br />RC, R-3 and C-l-A, tentative Zones R-1-65, R-i-130, R-3-S-2 and C-l-A: (A) to allow two
<br />approximately 32&-square-foot, lighted community entry monument signs where two maximum
<br />20-square-foot unlighted monument signs are permitted; (B) to allow two approximately
<br />22-square-foot, lighted project entry monument identification signs attached to a 3.5-
<br />foot-high wall for a proposed apartment complex where two maximum 12-square-foot lighted
<br />monument identification signs are permitted on a maximum three-foot-high wall; (C) to al-
<br />low an approximately 200-square-foot, 14-foot-high and an approximately 96-square-foot,
<br />12-foot-high freestanding subdivision identification sign where a maximum of three 40-
<br />square-foot, 15-foot-high subdivision identification signs are permitted; (D) to allow
<br />two approximately 92-square-foot, 13.5-foot-high and three approximately 16-square-foot,
<br />6.5-foot-high freestanding directtonal identification signs where no such signs are per-
<br />mitted; and (E) to allow approximately ten-square-foot, four-foot-high directional signs
<br />with company identification (logo) for model home complexes where maximum six-square-
<br />foot, four-foot-high directions1 signs ~ithout company identification are permitted;
<br />and, by a vote of 7 ayes to 0 noes, approved subject to conditions the following sign
<br />program along Box Springs Boulevard and for the interior of the site: Variance (A)--ap-
<br />proved one flood-let community entry monument sign not to exceed 324 square feet, with
<br />the actual copy and logo area limited to a maximum of 84 square feet along Box Springs
<br />Boulevard as shown on the submitted plans; Variance (B)--approved as requested; Vari-
<br />ance (C)--approved a sign not to exceed i00 square feet and 14 feet in overall height to
<br />be erected along Box Springs Boulevard as shown on the plot plan to Design Review Board
<br />approval; Variance (D)--approved all community directory/identification signs shown on
<br />the submitted plot plan to be reduced to a maximum size of 16 square feet with a maximum
<br />height of six feet consistent with the standard model home sign program throughout the
<br />City, except that the sign may be up to four feet in width; Variance (E)--approved as re-
<br />quested. It was determined that the City Council would not set the matter for public
<br />hearing.

<br />ZONING CASE V-98-878 - L. GIBSON AND ASSOCIATES - 9041 MAGNOLIA - SET FOR PUBLIC BEARING
<br />A comsnunication was presented from the Board of Administrative Appeals and Zoning Adjust-
<br />ment advising that, on December 21, 1987, the Board considered the request of L. Gibson
<br />and Associates, Zoning Case V-98-878, for the following variances to construct a four-
<br />story medical office building (including a basement) at 9041 Magnolia Avenue, situated
<br />on the northwest side of Magnolia Avenue northeasterly of Jackson Street, in Zone
<br />R-1-65, tentative Zone RO: (A) to allow an overall building height of up to approxi-
<br />mately 46 feet where a maximum height of &0 feet is permitted; (B) to allow parking to
<br />encroach up to 17.5 feet into the required 17.5-foot front yard setback along Magnolia
<br />Avenue; and (C) to allow parking to encroach up to 17.5 feet into the required 17.5-foot
<br />front yard setback along Miller Street; and, by a vote of 6 ayes to I no, approved re-
<br />quested Variances (A) and (B) subject to conditions, and denied Variance (C); and deter-
<br />mined that the proposal would not have a significant adverse impact on the environment.
<br />It was determined that the City Council would set the matter for public hearing on Febru-
<br />ary 2, 1988, at 1:30 p.m.

<br />ZONING CASE V-102-878 - JUAN QUIROZ - 855 BRADLEY
<br />A communication was presented from the Board of Administrative Appeals and Zoning Adjust-
<br />ment advising that, on December 21, 1987, the Board, by a vote of 6 ayes to 0 noes, ap-
<br />proved subject to conditions the request of Juan Quiroz, Zoning Case V-102-878, for the
<br />following variances to remodel and construct a third-story addition to a single-family
<br />residence at 855 Bradley Street, situated on the north side of Bradley Street (extend-
<br />ed), approximately 2,600 feet easterly of the intersection of Bradley Street and Golden
<br />Star Avenue, in Zone R-1-130: (A) to allow a partially subterranean three-story dwell-
<br />ing with an overall height of approximately 35.5 feet where a maximum two-story, 35-
<br />foot-high dwelling is permitted; and (B) to allow a single-family dwelling on a lot
<br />which has no public street frontage (landlocked). It was determined that the City
<br />Council would not set the matter for public hearing.
