<br />ZONING CASE R-8-790 (REVISED) - IN-CO FINANCIAL, INC. - 1525 THIRD - PLOT PLAN REVIEW
<br />A communication was presented from the City Planning Commission advising that, on Decem-
<br />ber 17, 1987, the Commission considered the request of IN-CO Financial, Inc., Zoning
<br />Case R-8-790 (Revised), for an industrial plot plan consisting of an approximately
<br />27,000-square-foot, two-story, multi-tenant industrial building and incidental parking
<br />on approximately 1.9 vacant acres of land at 1525 Third Street, situated on the norther-
<br />ly side of Third Street easterly of Trade Center Drive, in Zones M-1 and WC; and, by a
<br />vote of 9 ayes to 0 noes, approved subject to conditions the appllcant's request, with
<br />the deletion of the three-foot masonry wall along Third Street. Plot plan review was re-
<br />quired as a condition of this rezoning case. The City Council upheld the Commtssion's
<br />recommendation; and determined that the matter would not be set for public hearing.

<br />BOARD OF ADMINISTRATIVE APPEALS AND ZONING ADJUSTMENT

<br />ZONING CASE V-95-878 - RUBIDOUX MOTOR COMPANY - 8201 AUTO
<br />A communication was presented from the Board of Administrative Appeals and Zoning Adjust-
<br />ment advising that, on December 7, 1987, the Board, by a vote of 3 ayes to 2 noes, ap-
<br />proved subject to conditions the request of Rubidoux Motor Company, Zoning Case
<br />V-95-878, for the following variance to erect a freestanding identification sign for an
<br />automobile sales facility at 8201 Auto Drive, situated at the north comer of Adams
<br />Street and Auto Drive, in Zone C-3: to allow an approximately 36-square-foot, 18-foot-
<br />high freestanding identification sign where other freestanding signs already exist. One
<br />maximum 100-square-foot, 35-foot-high freestanding sign is permitted for this site. A
<br />variance to allow a total of five freestanding signs was granted in 1976 under Zoning
<br />Case V-100-756. It was determined that the City Council would not set the matter for
<br />public hearing.

<br />ZONING CASE C-26-878 - PROPOSED WATER PUMP STATION AT 6803 SANDY
<br />A c~mnunication was presented from the Environmental Protection Commission advising
<br />that, on December 9, 1987, the Commission, by a vote of 9 ayes to 0 noes, determined
<br />that a proposed conditional use permit to establish a water pump station on approxi-
<br />mately 300 square feet of vacant land at 6803 Sandy Lane, generally situated on the east-
<br />erly side of Sandy Lane northeasterly of Valley Drive, could have a significant effect
<br />on the environment, but will not in this case if certain mitigating measures are re-
<br />quired as part of the conditions of approval of the project, Zoning Case C-26-878. The
<br />Commisstonw s finding was upheld by the City Council.

<br />CASE EPC-33-878 - PROPOSED GRADING PLAN - NLY. SIDE BRADLEY AT NLY. TERMINUS GOLDEN STAR
<br />A co~nuntcatton was presented from the Environmental Protection Commission advising
<br />that, on December 9, 1987, the Commission, by a vote of 9 ayes to 0 noes and 1 absten-
<br />tion, determined that a proposed grading plan for Tract 22527, the proposed division of
<br />approximately 31 acres of land into 47 single-family residential lots, generally situat-
<br />ed on the northerly side of Bradley Street at the northerly terminus of Golden Star Ave-
<br />nue, could have a significant effect on the environment, but will not in this case if
<br />certain mitigating measures are required as part of the conditions of approval of the
<br />project, Case EPC-33-878. The Cornmtseton's finding was upheld by the City Council.

<br />CASE EPC-34-878 - PROPOSED IMPROVEMENT OF SPRINGBROOK STORM DRAIN BET. MAIN AND COLUMBIA
<br />A communication was presented from the Environmental Protection Commission advising
<br />that, on December 9, 1987, the Commission, by a vote of 9 ayes to 0 noes, determined
<br />that a proposal by the City of Riverside to improve Springbrook Storm Drain between Main
<br />Street and Columbia Avenue, a distance of approximately 380 feet, could have a signifi-
<br />cant effect on the environment, but will not in this case if certain mitigating measures
<br />are required as part of the conditions of approval of the project, Case EPC-34-878. The
<br />Commission's finding was upheld by the City Council.

<br />CASE EPC-37-878 - PROPOSED DISPOSITION OF BROWN SITE AT 8856 ARLINGTON
<br />A communication was presented from the Environmental Protection Commission advising
<br />that, on December 9, 1987, the Commission, by a vote of 7 ayes to 0 noes and 2 absten-
<br />tions, determined that a proposal by the City of Riverside Redevelopment Agency to enter
<br />into an Owner Participation Agreement with Rohr Industries, Inc., regarding disposition
<br />of an approximately 2.53-acre parcel of land located at 8856 Arlington Avenue, commonly
<br />referred to as the Brown Site, could have a significant effect on the environment, but
<br />will not in this case if certain mitigating measures are required as part of the condi-
<br />tions of approval of the project, Case EPC-37-878. The purpose of this OPA is to outline
