<br />IA communication was presented from the Design Review Board ad-
<br />:vising the City Council that, on September 22, 1971, the Board,:
<br />;by a vote of 7 ayes to 0 noes, approved the plans for a 36,000 j
<br />Isquare foot, tilt -up concrete store 'building, subject to fur-
<br />ther review on the building landscaping, exterior paint colors,:
<br />screening of mechanical equipment and trash, and the color of j
<br />(the wall signs, for Ole's Hardware Center, Case DR -21-712, lo-
<br />kated on the southwesterly corner of Van Buren Boulevard and
<br />Cypress Avenue, being 5800 Van Buren Boulevard; whereupon, it :
<br />iwas the determination that this matter not be reviewed by the
<br />City Council. :

<br />TRACT 4255 - SWLY CORNER OF GIBSON ST. h LINCOLN AVENUE j
<br />IThe Faithful Performance Bond of Brattain Contractors, Inc., as'
<br />:principal, and American Motorists Insurance Co., as surety, in I
<br />the amount of $148,100.00; together with the Labor and Material
<br />'men Bond, executed by the principal and surety as listed above,
<br />:in the amount of $74,050.00; together with their Agreement I
<br />guaranteeing the completion of streets, curbs, gutters, and all:
<br />'other improvements described on the Final Map of Tract 4255, '
<br />!were approved and accepted. Further, the City Council has de- I
<br />termined that division and development of the property in the j
<br />'manner set forth on the Final Map of Tract 4255 will not unrea-:
<br />:sonably interfere with the free and complete exercise of the :
<br />'Easement held by the City of Riverside, as such Easement is en -i
<br />'dorsed on said Map. '

<br />Resolution No. 11771 of the City Council of the City of River- j
<br />(side, California, Accepting the Official Map of Tract 4255,
<br />:consisting of two sheets, being a subdivision of Lot 2, Block :
<br />23 of Arlington Heights per Map Book 11, Page 20-21, Records of:
<br />ISan Bernardino County, California; together with the streets I
<br />:and easements as shown thereon; together with any variances as :
<br />:to lot area, building area or yard requirements approved by thej
<br />:Planning Commission, and authorizing the City Clerk to attest I
<br />:said Map, was presented; and the title having been read, and I
<br />further reading waived by the unanimous consent of Councilmen
<br />'present, was adopted. '
<br />TRACT 4342 - EVERTON PLACE EASTERLY OF CRANFORD AVENUE j
<br />:The Faithful Performance Guarantee secured by a cash deposit in:
<br />:the amount of $2,300.00; .together with the Labor and Material- I
<br />:men guarantee secured by a cash deposit in the amount of :
<br />'$1,150.00; together with the Agreement executed by Great West-
<br />ern Savings and Loan, guaranteeing the completion of streets, I
<br />:curbs, gutters, and all other improvements described on the
<br />'Final Map of Tract 4342, were approved and accepted. Further,
<br />:the City Council has determined that division and development
<br />,of the property in the manner set forth on the Final Map of
<br />:Tract 4342 will not unreasonably interfere with the free and
<br />:complete exercise of the Basement held.by Pacific Telephone and,
<br />:Telegraph Company and the City of Riverside, as such Easement :
<br />:is endorsed on said Map. '
