BACKGROUND /PROJECT DESCRIPTION <br />The proposed project is a 633,500- square -foot office /warehouse building for the storage and distribution <br />of furniture to be built in two - phases. The subject site consists of fourteen parcels totaling approximately <br />42 acres within the boundaries of the Sycamore Canyon Business Park Specific Plan (SCBPSP). The <br />applicant proposes to combine these fourteen parcels into three lots and has submitted a lot consolidation <br />case (see Lot Line Consolidation Exhibit). <br />The first phase of the development consists of an approximately 400,580- square -foot warehouse building, <br />including a 7,000- square -foot office area. This phase of the development will be developed over parcel A <br />as noted on the lot consolidation exhibit. Phase two of the proposal will consist of a 232,920- square -foot <br />building addition. At the time phase two is developed, parcels A and B will be consolidated to create one <br />parcel. Parcel C will remain a separate lot and is not a part of this project. <br />At this time the Board is being asked to review the site plan for phase 1 and the elevations for both phases <br />of the project. The site plan for phase 2 may require additional parking variances and /or changes in site <br />design so the Board will have to review this at such time as the applicant has greater detail on the proposal <br />for phase 2. Phase 1 of the project will have access from both Sycamore Canyon Boulevard and <br />Cottonwood Avenue. In addition, railroad access may also betaken from the Burlington Northern and Santa <br />Fe (BNSF) railroad line that runs parallel to the easterly property line of the site. <br />DRB MEETING DECEMBER 12 , 2001 1 DR- 061 -012 <br />
