PROJECT BACKGROUND <br />The proposed project is for the development of Phase I of Tract Map 29087 -1, a recorded Tract Map <br />consisting of 159 lots within the Riverwalk Planned Community (Subarea 7B of the La Sierra University <br />Specific Plan). Phase I consists of 52 detached condominiums on approximately 9 acres of land. This phase <br />is generally bounded by new Riverwalk Parkway to the west, Golden Avenue to the east, and residential <br />development to the north and south. The project is located within one of the four residential subareas <br />within the La Sierra University Specific Plan area, and is anticipated to be the final residential subarea <br />developed in the project. <br />IV. PROJECT DESCRIPTION <br />The proposal includes the review of plot plans and building elevations for 52 detached condominium homes. <br />Staff is also referring the conceptual landscape plans for this portion of Subarea 7 to the Design Review <br />Board since this is the first phase of development within the subarea and it will set a precedent for future <br />treatment within the entire subarea. If subsequent phases of this subarea substantially conform to the <br />landscape concept approved for this phase of development, detailed landscape /irrigation plans will be <br />reviewed by Design Review staff. <br />DRB MEETING DECEMBER 12, 2001 1 DR- 044 -012 <br />
