PROJECT DESCRIPTION <br />Church offices and apartments <br />California Baptist University across Monroe Street <br />Mini - warehouse facility <br />Vacant land <br />The Riverside Christian Schools is proposing the construction of a 6,848- square -foot permanent classroom <br />and library building northerly of the tennis courts to replace two modular classroom units. The <br />classroom/library building will be setback approximately 400 feet from Monroe Street, oriented so the <br />widest side will be facing Monroe Street. The proposed improvements are only to accommodate the current <br />school population. <br />The Planning Commission approved the original Conditional Use Permit, CU- 034 -612, for this site in 1962. <br />In 1982, the City Planning Commission approved a revised CUP to increase the usable area and to allow <br />the addition of an elementary school. Since then, a number of minor revisions and modifications have been <br />subsequently approved to expand the facility. The Design Review Board reviewed and approved a proposal <br />on July 12, 2000, for the construction of a building very similar in style to the current proposal. <br />A revised Conditional Use Permit, CU- 034 -612, was approved by the Planning Commission on June 21, <br />2001 allowing the construction of a classroom/library building for the replacement of two modular units <br />northerly of the tennis courts, subject to various conditions, including the requirement for Design Review <br />over all aspects of the project. <br />DRB MEETING DECEMBER 12, 2001 1 DR- 035 -823 (REVISED) <br />
