Declarants are the fee owners of the fallaw~ng described real property situated in the City of Riverside, County of Riverside, State of Califoia, hereinafter referred to as Parcel Map ~54~4 ~"'PM 3~4~~4'~} more particularly described in Exhibit "'A", which is attached hereto and incorporated herein by reference. B, PM ~4~4 consists of approxirnately acres which are or will be subdivided into 2 parcels, . Declarants desire to improve and develop the parcels captained within PM 544. In connection with that development, I~eGlaran#s w11X suhlt to the ~1t~ of R~verslde ~"City"} certa~. grading plans for PM ~ 404, which propose that the storm flow and nuisance water {collectively „Drainage water"} shall flow across parcels contained therein for the benef tt of the entire pry ject~ and that all parcels, where necessary, will be graded so as to establish drainage facilitieslswales to channel the flaw of the Drainage haters on and across certain parcels to the location of their ultirriate discharge, D. Declarants desire to create an easement across parcels 1 and 2 for the acceptance of Drainage water. . As a condition for the acceptance of Declarants' final parcel map for PM 3404 and the issuance of futuxe building and grading perrn~ts, City is requiring that an agreement be executed and recorded for cross~lat drainage to provide far the acceptance of Drainage waters across Z parcels within PM 3544 and to provide for the maintenance of the drainage facilitieslswales by the recording of a covenant,
