1 <br /> 2 <br /> 3 <br /> 4 ~ <br /> 5 <br /> <br /> 6 <br /> 7 <br /> 8 <br /> 9 <br /> 10 <br /> 11 <br /> 12 <br /> 13 <br /> 14 <br /> 15 <br /> 16 <br /> 17 <br /> 18 <br /> 19 <br /> 20 <br /> 21 <br /> 22 <br /> 23 <br /> 24 <br /> 25 <br /> 26 <br /> 27 <br /> <br /> 2S <br /> 28 <br /> 30 <br /> 31 <br /> 32 <br /> <br />CITY ATTORNEY <br />RIVERSIDE <br /> CALl FORNIA <br /> <br />ORDINANCE NO. 5153 <br /> <br />AN ORDINANCE OF THE CITY OF RIVERSIDE, CALIFORNIA, <br />EXTENDING THE INTERIM ZONING ESTABLISHED BY <br />ORDINANCE NO. 5142 FOR PROPERTY LOCATED IN THE <br />RESIDENTIAL LIVESTOCK COMBINING ZONE FOR A PERIOD <br />OF 10 MONTHS AND 15 DAYS PURSUANT TO GOVERNMENT <br />CODE SECTION 65858 TO PROTECT THE PUBLIC HEALTH, <br />SAFETY'AND WELFARE AND DECLARING THIS ORDINANCE <br />TO BE AN URGENCY MEASURE. <br /> <br /> WHEREAS the City Council of the City of Riverside has <br />directed the City Planning Commission to conduct a study' of <br />certain land including land located in the Residential Livestock <br />Combining Zone; and <br /> <br /> WHEREAS the study will enable the City to develop land <br />use and density policies and development standards for the study <br />area and to clarify and implement certain objectives and policies <br />contained in the Arlanza/La Sierra Communities Community Plan; and <br /> <br /> WHEREAS the City Council has advertised for and held a <br />public hearing pursuant to California Government Code Sections <br />65858, 65856 and 65854; and <br /> <br /> WHEREAS the'City Council finds that continued divisions <br />of land located in the Residential Livestock Combining Zone <br />pursuant to the current zoning may result in land uses and den- <br />sities inconsistent with the recommendations and plans derived <br />from the study; and <br /> <br /> WHEREAS the City Council finds that there is a current <br />and immediate threat to the public health, safety and welfare <br />and that the approval of land divisions which would create lots <br />with less than 20,000 square feet net in the Residential Live- <br />stock Combining Zone would result in a threat to the public <br /> <br />health, safety and welfare; and <br /> <br /> WHEREAS the City Council adopts the environmental assess~ <br />ment as findings and further finds that the extension of the <br />interim zoning established by Ordinance No. 5142 for property <br />located in the Residential Livestock Combining Zone for a period <br /> <br /> <br />
