The City Council of the City of Riverside does ordain as follows: Section 1: Chapter 19.06 of the Riverside Municipal Code and the Official Zoning Map which is a part thereof are amended by removing from Zone R-1-65, Single Family Residential Zone, and placing in Zones C-2-S-1-X, Restricted Commercial, Height of Buildings and Yards Combining Zones with a 6-foot setback along the southerly property line, the land described as follows: In the City of Riverside, County of Riverside, State of California, described as follows: All that portion of Lot 12 in Block 9 of the Lands of Riverside Land and Irrigating Company, as shown by Map on file in Book 1, page 70 of Maps, Records of San Bernardino County, California, described as follows: BEGINNING at a point in the Southwesterly line of said Lot 12, 310 feet Northwesterly from the most Southerly corner of said lot; THENCE Northeasterly and parallel with the Southeasterly line of said Lot, 330 feet to the Northeasterly line of the Southwesterly rectangular one-half of said Lot 12; THENCE Northwesterly along the Northeasterly line of the Southwesterly rectangular one-half of said Lot, 175 feet, more or less to a point in said last mentioned line, which point bears Southeasterly 175 feet from the most Northerly corner of said South- westerly rectangular one-half of said Lot; THENCE Southwesterly and parallel with the Northwesterly line of said Lot 12, 330 feet to a point in the Southwesterly line of said Lot; THENCE Southeasterly along said Southwesterly line of said Lot, 175 feet, more or less to the Point of Beginning; EXCEPTING therefrom the Southeasterly rectangu- lar 55 feet thereof. EXCEPTING that portion dedicated to the City o{ Riverside by deed recorded December 10, 1982 as Instrument #214205, Official Records of Riverside County, California. ALSO EXCEPTING that portion dedicated to the City of Riverside by deed recorded August 26, 1983 as Instrument #174790, Official Records of Riverside County, California.
