<br />SECOND LEASE MODIFICATION AGREEMENT <br /> <br />(California Tower - A. G. Edwards and Sons, Inc.) <br /> <br />THIS AGREEMENT is made this 13th day of ()&'T~;v'L(bzA , 1998 between the <br />REDEVELOPMENT AGENCY OF THE CITY OF RIVERSIDE, "Landlord", and A. G. <br />EDWARDS AND SONS, INC., "Tenant". <br />RECITALS <br /> <br />WHEREAS the parties hereto entered into that certain Office Sublease dated April 12, 1997 <br />(the "Lease") as modified by that certain Lease Modification Agreement dated February 11, 1998 <br />(the "First Amendment") for those Premises as described in the Lease and located at 3737 Main <br />Street, Suite 103, Riverside, California 92501, and; <br /> <br />WHEREAS Tenant wishes to expand its premises by an additional 831 square feet, and <br />Landlord wishes to lease said additional space to Tenant, and; <br /> <br />WHEREAS Paragraph 29.14 of the Lease permits the modification of said Lease, and; <br /> <br />WHEREAS the parties hereto desire to amend the Lease as hereinafter provided. <br /> <br />AGREEMENT <br /> <br />NOW, THEREFORE, in consideration of the agreements herein contained, the parties hereto <br />hereby agree as follows: <br /> <br />1. The Premises as described in Exhibit "1" of the First Amendment shall be <br />increased by 831 square feet as shown on the Exhibit "AA" leasing plan <br />attached hereto and made a part hereof (the "Expansion Area"), which shall <br />increase the total rentable area of the Premises as set forth in Article 1.1 (h) of <br />the Lease to 5,823 square feet (the" Expanded Premises"). <br /> <br />1 <br /> <br />) '() <br /> <br />'\ <br />
