<br />\VHEREAS, the public interest, health, comfort,
<br />
<br />4 convenience,__ preservation of the public peace, safety,
<br />and ,\
<br />5 morals, order ~he public welfare require the creation and
<br />

<br />establishment, within the City of Riverside, of zones or
<br />
<br />7 districts within some, all or none of which it shall be
<br />8 lawful and wi thin some, all or none of which it shall be
<br />
<br />9 unlawful to erect, construct, alter or maintain certain
<br />
<br />10 buildings or to carryon certain trades or callings, and
<br />11 within which the height and bulk of future buildings shall
<br />12 be limited; and also require the regulation, restriction
<br />13 and segregation of industries, the several classes of
<br />14 business, trades or callings, the location of apartment or
<br />15 tenement houses, club houses, group residences, two-family
<br />16 dwellings, single family dwellings and the several classes
<br />17 of public and semi-publiC buildings, and the location of
<br />18 buildings or property designed for sp'lC1fied uses and also
<br />19 require the establishment of building set-back lines and
<br />
<br />20 area requirements for yards, courts and other open spaces
<br />
<br />21 and other regulations for the occupanoy and use of property
<br />22 in said City;
<br />23 NOVl THEREFORE, the Mayor and Council of the City
