The City Council of the City of Riverside does ordain as follows: Section 1: Chapter 19.06 of the Riverside Municipal Code and the Official Zoning Map which is a part thereof are amended by removing from the Single-Family Residential ("R-1-65") Zone and placing in the Restricted Office ("RO") Zone the land described as follows: All that portion of Lot 4 of Orange Growers Bank Addition, in the City of Riverside, County of Riverside, State of California, as shown by Map on file in Book 2, Page 40 of Maps, in the Office of the County Recorder of said County, which lies Southeasterly of the Southeasterly line of that certain parcel of land conveyed to the State of California for freeway and outer highway purposes by Deed recorded October 8, 1948 in Book 1018, Page 24 of Official Records of said Riverside County, and which lies Northeasterly of the following described line: Beginning at a point on the Southeasterly line of said Lot 4 which bears North 44° 13' 00" East, 171.65 feet from the intersection of said Southeasterly line with the Northerly line of Columbia Avenue, as shown on said Map; Thence North 60° 54' 30" West, 352.50 feet to the Southeasterly line of the right of way as conveyed to the San Bernardino Valley Traction Company by Deed recorded in Book 343, Page 7 of Deeds, Records of said Riverside County, California. Except that portion conveyed to the State of California by Deed recorded November 10, 1959 as Instrument No. 101328 of the Official Records. Section 2: The City Clerk shall certify to the adoption of this ordinance and cause publication once in a newspaper of general circulation in accordance with Section 414 of the Charter of the City of Riverside.
