The City Council of the City of Riverside does ordain as follows: Section 1: Chapter 19.06 of the Riverside Municipal Code and the Official Zoning Map which is a part thereof are amended by removing from the Single-Family Residential ("R-1-65") Zone and placing in the General Commercial and Yards ("C-3-X") Combining Zones with a 10-foot setback from Indiana Avenue, the land described as f.ollows: Parcel 1: That portion of Lot 33 of Madison Park, in the City of Riverside, County of Riverside, State of California, as per Map recorded in Book 14, Pages 82 and 83 of Maps, records of Riverside County, California, and particularly described as follows: Beginning at a point on the Southeasterly line of said Lot 33 from which the Southeast corner thereof bears North 56° 00' 00" East, 7.00 feet; Thence North 34° 00' 00" West and parallel with the Northeasterly line of said Lot 33, 92.92 feet, more or less, to a point on the Southerly line of that parcel of land conveyed to the State of California by Deed recorded March 9, 1955 as Instrument No. 15335; Thence South 51° 45' 22" West, 80.25 feet; Thence South 34° 00' 00" East, 86.53 feet, more or less, to a point on the Southeasterly line of said Lot 33; Thence North 56° 00' 00" East on said Southeasterly line, 80.00 feet to the point of beginning. Parcel 2: All that portion of Lots 33 and 34 of Madison Park, as shown by Map on file in Book 14, Pages 82 and 83 of Maps, Records of Riverside County, California, particularly described as follows: Beginning at the most Easterly corner of said Lot 34; CITY ATTORNEY RIVERSIDE CALIFORNIA
