1 2 5 6 ? 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 25 26 R-20-856 ORDINANCE NO. 5625 AN ORDINANCE OF THE CITY OF RIVERSIDE, CALIFORNIA, REPEALING ORDINANCE NO. 5527 AND AMENDING CHAPTER 19.06 OF THE RIVERSIDE MUNICIPAL CODE BY REZONING LAND FROM ZONE R-3 TO ZONES CO-S-1-X AND CO-S-7-X. follows: The City Council of the City of Riverside does ordain as Section 1: Ordinance No. 5527 of the City of Riverside, California, is hereby repealed. Section 2: Chapter 19.06 of the Riverside Municipal Code and the Official Zoning Map which is a part thereof are amended by removing from the Multiple-Family Residential ("R-3") Zone and placing in the Commercial Office, One-Story Height of Buildings and Building Setback ("CO-S-1-X") Combining Zones with a 20-foot setback from Chicago Avenue, a 15-foot setback from Spruce Street and a 60-foot setback from the southeasterly property line adjacent to the railroad right-of-way, and in the Commercial Office, Seven-Story Height of Buildings and Building Setback ("CO-S-7-X") Combining Zones with a 60-foot setback from the southeasterly property line adjacent to the railroad right-of-way, the land described as follows: Into Zones CO-S-l-X, Commercial Office, One-Story Height of Buildings and Building Setback Combining Zones That portion of Lot 8 as said lot is shown per Map Showing Lands of the East Riverside Land Co. on file in Book 6, Page 44 of Maps, Records of San Bernardino County, California, more particularly described as follows: BEGINNING at the northwest corner of said Lot 8; THENCE South 0° 11' 47" East, along the west line of said Lot, 34.38 feet; THENCE South 89° 55' 43" East, 22.00 feet to the CITY ATTORNEY RI V E RSI DE CALl FORNIA
