The City Council of the City of Riverside does ordain as follows: Section 1: Chapter 19.06 of the Riverside Municipal Code and the Official Zoning Map which is a part thereof are amended by removing from the Restricted Commercial ("C-2") and Single-Family Residential ("R-1-65") Zones and placing in the Single-Family Residential ("R-1-65") and Restricted Commercial, One-Story Height of Buildings and Building Setback ("C-2-S-1-X") Combining Zones with a 20-foot setback from any residentially zoned property the land described as follows: Into the R-1-65, Single-Family Residential Zone The Westerly 11.00 feet of the following described property: All that portion of Lot 5 in Block 4 of the Lands of the Riverside Land and Irrigating Company, as shown by map on file in Book 1, page 70 of Maps, San Bernardino County Records, described as follows: Beginning at the intersection of the Westerly line of said Lot 5 and the Southerly line of Arlington Avenue as now shown by Records of Riverside County; Thence Easterly along the said Southerly line of Arlington Avenue, 222.7 feet to the true point of beginning; Thence Southerly and at a right angle to the said Southerly line, 190.00 feet; Thence Easterly and parallel with said Southerly line, 90.00 feet; Thence Northerly and at a right angle to said Southerly line, 190.00 feet to the said Southerly line of Arlington Avenue; Thence Westerly along the said Southerly line, 90.00 feet to the true point of beginning; EXCEPTING therefrom the Southerly 20.00 feet; ALSO EXCEPTING therefrom any portion lying in Arlington Avenue.
