<br />I RESOLUTION NO. 795 <br /> A RESOLUTION OF THE REDEVELOPMENT AGENCY OF THE CITY OF <br /> RIVERSIDE, CALIFORNIA, APPROVING THE SALE OF REAL PROPERTY <br /> AND THAT CERTAIN DISPOSITION AND DEVELOPMENT AGREEMENT <br /> BY AND AMONG THE CITY OF RIVERSIDE, THE REDEVELOPMENT <br /> AGENCY OF THE CITY OF RIVERSIDE AND MARY ERICKSON <br /> COMMUNITY HOUSING DEVELOPMENT CORPORATION <br /> WHEREAS, the Redevelopment Agency of the City of Riverside, California <br /> ("Agency") is engaged in activities necessary to execute and implement the Redevelopment <br /> Plans for the Project Areas within the City, including increasing, improving and preserving the <br /> community's supply of housing available to low and moderate income households at an <br /> affordable housing cost; and <br /> WHEREAS, in order to implement the Redevelopment Plans, the Agency <br /> proposes to sell the parcel of real property located at 2550 Fourteenth Street known as Assessor's <br /> Parcel Number 221-084-015 ("Property"), pursuant to the terms and provisions of a certain <br /> Disposition and Development Agreement ("Agreement") by and among the City of Riverside <br /> ("City"), the Agency and Mary Erickson Community Housing Development Corporation <br /> ("Developer"); and <br />I WHEREAS, the proposed Agreement contains all the provisions, terms, <br /> conditions and obligations required by State and local law; and <br /> WHEREAS, the Agency and the City Council have noticed and held a duly <br /> noticed joint public hearing on the proposed Agreement and disposition of the Property; and <br /> WHEREAS, the disposition of the Property pursuant to the Agreement qualifies <br /> as a small housing project as defined in Health and Safety Code Section 33433(c)(I); and <br /> WHEREAS, the Agency has considered all terms and conditions of the proposed <br /> Agreement, and has determined that the approval of the Agreement and sale of the Property is in <br /> the best interests of the City and in accord with the public purposes and provisions of applicable <br /> State and local laws. <br /> NOW, THEREFORE, BE IT RESOLVED by the Redevelopment Agency of <br /> the City of Riverside as follows: <br /> Section 1. The Agency hereby finds and determines that the sale of the <br /> Property, pursuant to the Agreement between the City, Agency and Developer will provide <br /> housing available to low income households in conformity with the Redevelopment Plans, the <br /> Agency's Implementation Plan and the California Community Redevelopment Law. <br />I Section 2. The Agency hereby authorizes the Executive Director or his <br /> designee to execute the Agreement, including making minor, non-substantive changes to the <br /> Agreement, and to sign all documents and instruments necessary to implement and carry out this <br /> Agreement on behalf of the Agency. <br /> -1- <br />
