19.18.030 <br /> <br />Chapter 19.18 <br /> <br />RURAL RESIDENTIAL (RR) ZONE <br /> <br />Sections: <br /> <br />19.18.010 Generally. <br />19.18.020 Applicability. <br />19.18.030 Uses permitted. <br />19.18.040 Building height limit. <br />19.18.050 Lot area. <br />19.18.060 Building area. <br />19.18.070 Yards. <br />19.18.080 Parking requirements. <br /> <br />19.18.010 Generally. <br /> Rural residential (RR) zones are <br />intended as single-family residential districts of <br />larger lots where there is a greater flexibility in <br />certain requirements pertaining to the keeping of <br />farm animals such as horses, ponies, mules, <br />cows, goats, sheep and pigs and swine under <br />Future Farmers of America-supervised and 4-H- <br />supervised projects, in those areas of the City <br />where the keeping of such animals is already <br />prevalent. It is also the intent of the RR zones to <br />provide opportunities for those whose lifestyles <br />include the keeping of such animals to locate in <br />such neighborhoods in order to separate such <br />activities from areas occupied by those who do <br />not share such a lifestyle. No new RR zones <br />shall be established except in accordance with <br />the regulations set forth in this title. Except as <br />specifically provided elsewhere in this title, any <br />and every new use and any and every new <br />building and premises or land in the RR zone <br />shall be used, occupied, and every building shall <br />be erected, constructed, established, altered, <br />enlarged, maintained, moved into or within such <br />RR zone exclusively and only in accordance <br />with the regulations set forth in this chapter. <br />(Ord. 5274 § 1, 1985) <br /> <br />19.18.020 Applicability. <br /> The rural residential zone shall only be <br />applied to properties shown on the land use <br />element of the City of Riverside general plan <br />designated for semi-rural lifestyle uses. (Ord. <br />5274 § 1, 1985) <br /> <br />(19.18) I <br /> <br />19.18.030 Uses permitted. <br /> The following uses shall be permitted in <br />rural residential zones: <br /> A. A one-family dwelling or <br />manufactured dwelling of a permanent character <br />placed in a permanent location and of not less <br />than seven hundred fifty square feet of ground <br />floor area, exclusive of open porches and <br />garage; <br /> B. Planned residential developments <br />subject to the granting of a planned residential <br />development permit as set forth in Chapter <br />19.65; provided that such planned residential <br />developments shall have the general appearance <br />and character of a single-family lower density <br />residential development with architectural and <br />landscaping characteristics appropriate for a <br />semi-rural environment and an emphasis on <br />facilities for livestock keeping and/ or <br />agricultural activities; <br /> C. Farms or ranches for orchards, tree <br />crops, field crops, truck gardening, berry and <br />bush crops, flower gardening, growing of <br />nursery plants, other similar enterprises carried <br />on in the general field of agriculture, aviaries <br />and raising of chinchillas, guinea pigs and <br />parakeets; <br /> D. The keeping of not more than five <br />poultry and four adult rabbits on any lot for <br />noncommercial purposes, including crowing <br />fowl as defined by Section 19.04.097, <br />exclusively on lots of twenty thousand square <br />feet or greater in area; provided, that such <br />animals are housed, kept or penned at least fifty <br />feet from any residence, excluding the residence <br />on the lot where the animals are kept, on an <br />adjoining lot or parcel. The keeping of not more <br />than fifty poultry and ten adult rabbits on any lot <br />for noncommercial purposes, provided that such <br />animals are housed, kept or penned at least one <br />hundred feet from any residence, excluding the <br />residence on the lot where the animals are kept, <br />on an adjoining lot or parcel. Additional poultry, <br />crowing fowl and rabbits for noncommercial or <br />commercial purposes may be permitted subject <br />to the granting of a minor conditional use <br />permit. The keeping of crowing fowl on lots of <br />less than twenty thousand square feet which <br />exists on December 1, 1994, or which exists on <br />property at the time the site is annexed to the <br />City or is rezoned to RR after <br /> <br />12-31-04 <br /> <br /> <br />
