CITY OF RIVERSIDE <br />CITY COUNCIL <br /> <br />COUNCILMEMBERS <br /> <br />Minutes of: <br />Time of Meeting: <br />Place of Meeting: <br />Date of Meeting: <br /> <br />Regular Meeting of the City Council <br />3p.m. <br />Art Pick Council Chamber, City Hall <br />May 18, 2004 <br /> <br />WARDS <br /> <br />Roll Call: <br /> <br />Mayor Loveridge called the meeting to order at 3:35 p.m. <br />PUBLIC HEARINGS/PLANNING REFERRALS AND APPEALS <br /> <br />CASE P03-0554 - APPEAL - GRADING EXCEPTIONS - 6951 ROYAL HUNT <br />RIDGE - CONTINUED <br />Following discussion, the City Council continued to 3 p.m. on June 1, 2004, <br />consideration of the appeal by Charles Avila from the decision of the Zoning <br />Administrator in denying the proposed grading exceptions in conjunction with <br />the proposed environmental review of a grading plan by Charles Avila on <br />approximately 5.01 acres at 6951 Royal Hunt Ridge Drive, situated at the <br />northerly terminus of Royal Hunt Ridge Drive, in Zone RC. <br /> <br />CASE P03-1281 - APPEAL MINOR CONDITIONAL USE PERMIT - <br />6951 ROYAL HUNT RIDGE - CONTINUED <br />Following discussion, the City Council continued to 3 p.m. on June 1, 2004, <br />consideration of the appeal by Charles Avila from the decision of the Zoning <br />Administrator in approving in part the proposed minor conditional use permit <br />by Charles Avila to construct a single-family residence and auxiliary dwelling <br />unit on approximately 5.01 acres at 6951 Royal Hunt Drive situated at the <br />northerly terminus of Royal Hunt Ridge Drive, in Zone RC. Administrative <br />variance requested: To (1) permit a single-story residence up to <br />approximately 25.5 feet in vertical height where a maximum 20 feet is <br />allowed; (2) construct an auxiliary dwelling unit located forward of the rear <br />most wall of the primary dwelling; and (3) construct an auxiliary dwelling unit <br />that exceeds the maximum permitted square footage. <br /> <br />CASE P03-1350 - VACATION - CORTEZ N/O INDIANA AND E/O VERDE - <br />RESOLUTION <br />Hearing was called on the proposal of the City of Riverside Development <br />Department to vacate a portion of Cortez Street northerly of Indiana Avenue <br />and easterly of Verde Street to facilitate the expansion of an existing auto <br />dealership. No one was present wishing to speak on the matter. No written <br />protests were presented. The public hearing was officially closed. Following <br />discussion, the City Council (1) approved Case P03-1350 subject to the <br />recommended conditions and specifications of the Public Works Department; <br />(2) adopted the staff report and environmental assessment as findings; <br />(3) upheld the Commission's determination that the project will not have a <br />significant effect on the environment and adopted a Mitigated Negative <br />Declaration; (4) found there is no evidence that the proposed project will have <br />any potential for adverse effect on wildlife resources and the impacts of the <br /> <br />Present <br /> <br />Motion <br />Second <br />All Ayes <br /> <br />Motion <br />Second <br />All Ayes <br /> <br />89-431 <br /> <br /> <br />
