Declarants arc the fee oxvners of that certain real property (the "Property") <br />located in the City of Riverside County of Riverside, State of California, described as follows: <br /> <br />Attached as Exhibit "A" and depicted on Exhibit "B." <br /> <br /> B. The Property consists o fapproximately .25 undeveloped acres located on two <br />parcels at 8626 Janet Avenue("Parcel 1") and 5867 Challen Avenue ("Parcel 2"), Riverside, <br />California, in the R-3 Multiple Fanfily Residential Zone. The project involves adjusting the lot lines <br />between the two contiguous parcels. Declarants wish to create two lots capable of development with <br />single family residences. Parcel I will contain 5,808 square feet, with 48 feet of width and 121 feet <br />of depth. Parcel 2 will contain 5,650 square feet, with 50 feet of width and I 13 feet of depth. Since <br />the R-3 Zone requires a minimum 65 feet lot width and lot area of 8,000 square feet, the applicants <br />have requested, and staff has approved, variances for substandard lot width and areas. The <br />applicants have also submitted a request for a side yard encroachment related to construction of a <br />single family residence on Parcel 1. <br /> <br /> C. As a condition to the approval of the lot line adjustment, the City of Riverside <br />("City") is requiring Dcclarants to executc and record a covenant and agreement, acceptable to the <br />Planning and Legal Departments of the City, which places restrictions on the development of each <br />reconfigurcd parccl to one single family dwelling. <br /> <br /> <br />
