1 <br />2 <br />3 <br />4 <br />5 <br />6 <br />7 <br />8 <br />9 <br />10 <br />11 <br />12 <br />13 <br />14 <br />15 <br />16 <br />17 <br />18 <br />19 <br />20 <br />21 <br />22 <br />23 <br />24 <br />25 <br />26 <br />27 <br />28 <br />CTTY Al'€ oKNGY'S OFFICE <br />3750 UN[YERSITYAV1NUE, <br />Stmt 250 <br />RMRSR]E, CA 92501 <br />;951 026-5567 <br />ORDINANCE NO.7595 <br />AN ORDINANCE OF THE CITY OF RIVERSIDE, CALIFORNIA, AMENDING <br />THE ZONING MAP OF THE CITY OF RIVERSIDE PURSUANT TO CHAPTER <br />19.090 OF THE RIVERSIDE MUNICIPAL CODE BY REZONING A 5 -ACRE SITE <br />LOCATED AT 11510 MAGNOLIA AVENUE, FROM THE R -I -7000 -SP — SINGLE <br />FAMILY RESIDENTIAL AND SPECIFIC PLAN (MAGNOLIA AVENUE) <br />OVERLAY ZONES AND CG -SP — COMMERCIAL GENERAL AND SPECIFIC <br />PLAN (MAGNOLIA AVENUE) OVERLAY ZONES TO MU -V -SP — MIXED USE - <br />VILLAGE AND SPECIFIC PLAN (MAGNOLIA AVENUE) OVERLAY ZONES. <br />The City Council of the City of Riverside, California, does ordain as follows: <br />Section 1: Pursuant to Chapter 19.090 of the Riverside Municipal Code, the Zoning Map of <br />the City of Riverside is amended by removing from the R -1 -7000 -SP — Single Family Residential <br />and Specific Plan (Magnolia Avenue) Overlay Zones and CG -SP — Commercial General and <br />Specific Plan (Magnolia Avenue) Overlay Zones and placing in the MU -V -SP -- Mixed Use Village <br />and Specific Plan (Magnolia Avenue) Overlay Zones, a 5 -acre site located at 11500 Magnolia <br />Avenue, situated on the southwest comer of Magnolia Avenue and Fillmore Street, identified as <br />Assessor Parcel No. 132-020-033, described and depicted in Exhibit "A" attached hereto and <br />incorporated herein by reference, subject to all of the conditions, restrictions and covenants imposed <br />under Planning Case Number DP -2021-01650, which conditions, restrictions and covenants are <br />incorporated herein by reference. <br />Section 2: The City Clerk shall certify to the adoption of this Ordinance and cause <br />publication once in a newspaper of general circulation in accordance with Section 414 of the Charter <br />of the City of Riverside.
