Riverside <br />CITY OF RIVERSIDE <br /> <br />People Serving ]~ <br />People WARD 4 <br /> <br />HONORABLE MAYOR AND CITY COUNCIL DATE: March 2, 2004 <br /> <br /> ITEM NO: 22 <br /> <br />SUBJECT: TRACT MAP 28907 LOCATED EASTERLY OF THE INTERSECTION OF BRADLEY <br /> <br />STREET AND HARBART DRIVE~ -- FINAL APPROVAL <br /> <br />BACKGROUND: <br /> <br />The City Planning Commission approved Tract Map 28907 on September 17, 1998. The map consists of <br />approximately 160 primarily vacant acres being subdivided into 75 single-family lots. The project is <br />located easterly of the intersection of Bradley Street and Harbart Drive in the RC- Residential <br />Conservation Zone. This map has subsequently been approved for phasing. This final phase, Tract Map <br />28907, consists of approximately 76.455 vaoant acres being subdivided into 17 single-family lots. The <br />conditions of approval for this tract map have now all been completed by Empire Homes. <br /> <br />FISCAL IMPACT: <br /> <br />None. <br /> <br />ALTERNATIVES: <br /> <br />Council could elect not to approve the subdivision of the subject property, thereby preventing <br />development of the property to proceed. <br /> <br />RECOMMENDATIONS: <br /> <br />That the City Council: <br /> <br />1. Approve Tract Map 28907, accept the Bonds and Agreements and adopt the "Resolution of <br /> Acceptance" for the Official Map. <br /> <br />Thomas J.
