Grubbs, et al, by deed recorded April 8, 1965 as Instrument No. 40298 in the Office of the County Recorder of Riverside County, California, 657.01 feet to the Southwesterly line of a strip of land 150 feet wide conveyed to the Metropolitan Water District by deed recorded September 12, 1935 as Instrument No. 5804 in the Office of the County Recorder of Riverside County, California; Thence N 16° 34' 40" W, 173.71 feet along said Southwesterly line of Metropolitan Water District parcel to a point 150 feet Northeasterly of as measured at right angles to the Northerly line of !aid parcel conveyed to the City of Riverside by deed recorded Aprml 8, 1965 as Instrument No. 40298 in the Office of the County Recorder of Riverside County, California; Thence N 760 17' 35" W along a line parallel with and 150 feet Northeasterly of the Northeasterly line of said parcel conveyed to the City of Riverside, 602.97 feet to a point in the Westerly line of said parcel conveyed to V. W. Grubb~ et al, by the City of Riverside by deed recorded April 8, 1965 as Instrument No. 40299 in the Office of the County Recorder of Riverside County, California; Thence S O1° 05' 49" W, 153.71 feet along last said Westerly line to the point of beginning.
