FOR <br />THE MISSION SQUARE COOLING TOWER REPLACEMENT PROJECT UNDER THE <br />U.S. COMMUNITIES COOPERATIVE AGREEMENT RFP NO. 15-JLP-023 IN THE <br />AMOUNT OF $322,884 — APPROVE WORK ORDER NO. 1904345 IN THE AMOUNT OF <br />$400,000 <br />ISSUES: <br />Approve the issuance of a Purchase Order with Trane U.S. Inc. for the replacement of the Mission Square <br />Cooling Tower Replacement project, located at 3750 University Avenue, under the U.S. Communities <br />Cooperative Agreement RFP No. 15-JLP-023 in the amount of $322,884; and approval of Work Order No. <br />1904345 in the amount of $400,000. <br />RECOMMENDATIONS: <br />That the Board of Public Utilities recommend that the City Council: <br />1. Approve the issuance of a Purchase Order with Trane U.S. Inc for the Mission Square Cooling <br />Tower Replacement project under the U.S. Communities Cooperative Agreement RFP No. 15-JLP- <br />023 in the amount of $322,884; <br />2. Approve Work Order No. 1904345 in the amount of $400,000; and <br />3. Authorize the use of the Designated Electric Fund Mission Square Improvement Reserve in the <br />amount of $400,000 for the project. <br />BACKGROUND: <br />On October 13, 2015, the City acquired the Mission Square Office Building (Mission Square) at 3750 <br />University Avenue (Property), through funding from Riverside Public Utilities (RPU). As such, RPU is now <br />the landlord of the Property. The Property consists of approximately 127,533 square feet of rentable office <br />and retail space in a six -story building, plus a basement level and a 490 parking stall garage, all situated <br />on approximately 2.5 acres of land. <br />Prior to the purchase of the building, the City hired Tmad Taylor & Gaines Engineers to prepare a <br />mechanical, electrical and plumbing equipment and systems inspection report. The report was received <br />on March 9, 2015 and concluded that while the building's major equipment were found to be generally in <br />fair to good condition, that much of the equipment was at or near the end of its expected service life. <br />Page 341 <br />
