AM-006-967 1 ORDINANCE NO. 6353 2 AN ORDINANCE OF THE CITY OF RIVERSIDE, CALIFORNIA, AMENDING SECTION 19.64.230 OF TITLE 19 OF THE 3 RIVERSIDE MUNICIPAL CODE TO REQUIRE A MINOR CONDITIONAL USE PERMIT FOR "STOREFRONT CHURCHES" 4 WHICH OPERATE FROM EXISTING INDUSTRIAL OR COMMERCIAL SUITES RATHER THAN FROM FREESTANDING BUILDINGS, AND 5 AMENDING SECTION 19.46.020 TO PERMIT SUCH USES IN THE MANUFACTURING PARK ("MP") ZONE. 6 7 The City Council of the City of Riverside, California, 8 does ordain as follows: 9 Section 1: Section 19.64.230 of the Riverside Municipal 10 Code is hereby amended to add a new subsection C. thereto setting 11 forth standards for the approval of a minor conditional use 12 permit for a church within an existing industrial complex to read 13 as follows: 14 "C. Churches located within an existing industrial, office or commercial complex subject to the site 15 location, operation and development standards below: 16 1. Site location criteria: 17 a. The church shall be located within an existing building in a multitenant industrial, 18 commercial or office complex as defined in Section 19.76.0107 19 b. The church shall not be located on a 20 separate parcel or in a freestanding building independent of other tenants within the complex. 21 2. Operation and Development Standards: 22 a. Parking shall be provided in accordance with 23 Section 19.74.010. In determining the adequacy of existing parking to serve the church, the Zoning 24 Administrator shall take into account such factors as off peak hours of operation of the church 25 relative to other uses within the complex.
