For good and valuable consideration, Trustors hereby <br />irrevocably and unconditionally grant, transfer and assign to Trustee, in trust, with power of sale <br />and right of reentry and possession, all that certain real property commonly known as 8856 <br />Arlington Avenue and 8855 Philip Avenue ("Property") located in the City of Riverside, County <br />of Riverside, State of California, and more particularly described in Exhibit A attached hereto <br />and incorporated herein, together with all right, title and interest of Trustors in all buildings and <br />improvements now located or hereafter to be constructed thereon and all materials intended for <br />construction, reconstruction, alteration and repair of such buildings and improvements <br />(collectively "Improvements"); <br /> <br /> a. TOGETHER with all right, title and interest of Trustors in the appurtenances, <br />privileges, easements, franchises, tenements and development rights, including all minerals, oil, <br />gas and other hydrocarbon substances thereon or therein, air rights, water rights and any land <br />lying in the streets, roads or avenues, open or proposed, in front of or adjoining the Property and <br />Improvements; <br /> <br /> b. TOGETHER with all right, title and interest of Trustors to all proceeds <br />(including claims or demands thcrcto) from the conversion, voluntary or involuntary, of any of <br />the Property or Improvements, into cash or liquidated claims, including proceeds of all present <br />and future fire, hazard, or casualty insurance policies and all condemnation a~vards or payments <br />in lieu thereof made by any public body or decree by court of competent jurisdiction for taking <br />or for degradation of the value in any condemnation or eminent domain proceeding, and all <br />causes of action and the proceeds thereof of all types for any damage or mjury to the Property or <br /> <br /> <br />
