<br />: FURTHER HEARING - PROPOSED AMENDMENT TO THE LAND USE AND OPEN SPACE ELEMENTS OF THE
<br />:GENERAL PLAN - CASE GP-3-8l2 - CENTRAL AVENUE WLY. OF CITY LIMITS - CONTINUED
<br />:3:00 P.M.--Fur~her hearing was called on the proposal of The Robert P. Warmington
<br />: Company, Case GP-3-812, to amend the Land Use and Open Space Elements of the City of
<br />IRiverside General Plan by deleting the existing Open Space and Regional Park (Sycamore
<br />:Canyon) land use designations on the approximately 57.6 acres of vacant land situated
<br />:approximately 800 feet southerly of Central Avenue adjacent to and westerly of the
<br />:Riverside city limits, and placing this property in the Low Density Residential land
<br />luse designation or other designation deemed more appropriate by the City Council. The
<br />Ihearing was continued from September 15, 1981, when the City Council referred the
<br />:matter to the City Council Land Use Committee. In consideration of the request of
<br />~Ernest N. Webb, Albert A. Webb Associates, on behalf of The Robert P. Warmington
<br />: Company, the hearing was further continued to January 19, 1982, at 1:30 p.m.

<br />IFURTHER HEARING - ZONING CASE R-65-801 - 9431 INDIANA AVENUE - REZONING - ORDINANCE
<br />: REINTRODUCED
<br />:3:00 P.M.--Further hearing was called on the request of James R. Hildebrandt for City
<br />ICouncil modification of conditions relative to the application of Zone X to property
<br />Icovered by Zoning Case R-65-801, the proposal of Robert R. Scheurer, Arlington Auto
<br />IParts, to place the approximately .4 acre of vacant land situated on the northwest
<br />:side of Indiana Avenue easterly of Van Buren Boulevard, being at 9431 Indiana Avenue,
<br />:in Zone C-3 and remove the same from Zone R-1-65; wherein, on September IS, 1981, the
<br />ICity Council approved Zones C-2-S-1-X with a 20-foot setback from front and side
<br />:property lines and applied an additional Zone X--Io-foot setback from the westerly
<br />Iproperty line. The hearing was continued from November 17, 1981. The Planning Direc-
<br />Itor presented a map of the area and briefly reviewed the case. Mr. Hildebrandt indi-

<br />:cated his agreement with the motion proposed at the hearing on November 17, 1981. The
<br />:hearing was officially closed; and the City Council granted the requested modification
<br />:of conditions and (1) approved Zone X (3~ feet from Indiana Avenue); (2) requested the
<br />:Design Review Board to look into mitigating measures with landscaping to the extent
<br />:possible adjacent to the building itself; and (3) approved Zone X (lo-foot setback on
<br />lthe southwesterly property line) and Zone X (32-foot setback from the northeasterly
<br />:side); and the ordinance was reintroduced.

<br />:ZONING CASE V-46-812 - 3275 CHICAGO AVENUE - VARIANCE GRANTED
<br />:3:00 P.M.--Hearing was called on the request of Riverside-Arlington Heights Fruit
<br />I Exchange , Zoning Case V-46-812, for a variance to allow parking spaces to encroach up
<br />Ito 11 feet into the required 2a-foot landscaped front and street side yard setbacks on
<br />:property situated on the northwest corner of Third Street and Chicago Avenue, located
<br />:at 3275 Chicago Avenue, in Zone M-l. As heretofore directed by the City Council, the
<br />lminutes of the Board of Zoning Adjustment pertaining to this case are on file and are
<br />la part of the evidence submitted at this hearing, whether or not any portion thereof
<br />lis read or discussed. The communication from the Board of Zoning Adjustment stated
<br />:that the Board, by a vote of 7 ayes to 0 noes, approved the following: (1) Chicago
<br />:Avenue: the front landscaped setback shall be 9 feet after dedication of 55 feet from
<br />Icenterline is made (encroachment approved for up to 11 feet); and (2) Third Street:
<br />lthe street side landscaped setback shall be 13.5 feet (encroachment approved for 6.5
