<br />[3:00 P.M.--Further hearing was called on the appeal of Vanguard Builders, inc., from
<br />~the decision of the Growth Management Administrator in denying a Residential Develop-
<br />~ment Permit for the proposed division of approximately five acres of land into 23 lots
<br />~situated on the northeasterly side of Thornton Street southeasterly of Mathews Street,
<br />:Case PS-81-789. The hearing was further con¢inued to August 18, 1981, at 1:30 p.m.,
<br />~pending the developer's ability to secure qualified financing.

<br />FURTHER HEARING - CASE PS-120-789 - NELY, SIDE THORNTON SELY. OF MATHEWS - APPEAL -

<br />~3:00 P.M.--Further hearing was called on the appeal of Vanguard Builders, Inc., from
<br />~the decision of the Growth Management Administrator in denying a Residential Develop-

<br />~situated on the northeasterly side of Thornton Street southeasterly of Mathews Street,
<br />[Case PS-120-789. The hearing was further continued to August 18, 1981, at 1:30 p.m.,
<br />~pending the developer's ability to secure qualified financing.

<br /> FURTHER HEARING - ZONING CASE V-133-801 - 10900 .MAGNOLIA AVENUE - VARIANCES GRAiNTED -
<br /> RESOLUTION
<br />~3:00 P.M.--Further hearing was called on the City Council reconsideration of their
<br />~decision of April 7, 1981, in denying the request of CTS Properties for a variance to
<br />~erect one freestanding identification sign indicating the name of the shopping center
<br />:and five tenants containing not more than 150 square feet in area and 35 feet in
<br />~overall height within the shopping center located at 10900 Magnolia Avenue, in Zone
<br />:C-2, where only one freestanding sign not exceeding 200 square feet in area and 40
<br />~faet in overall height indicating the name of the shopping center or i50 square feet
<br />:in area and 35 feet in overall height identifying not more than two shopping center
<br />~tenants is permitted, Zoning Case V-133-801. The hearing was proceeded with, having
<br />~been continued to allow the applicant time to develop new sign design plans. The
<br />Planning Director presented an updated report, advising that the variances now re-
<br />quested include (1) two freestanding signs, rather than one, and (2) the identification
<br />of three items on one sign, rather than two. Chairman Loveridge stated that the City
<br />Council Land Use Committee endorses the revised sign plans. No one was present wishing
<br />to speak on the matter. No written protests were presented. The public hearing was
<br />officially closed; the City Council granted the variances stated above and in the
<br />updated report dated June 23, I981; the findings submitted by the applicant were
<br />adopted; and Resolu[ion No. 14432 of the City Council of the City of Riverside, Cali-
<br />fornia, Approving Variances at 10900 Magnolia Avenue, and Making Findings Thereon, was
<br />presented; and the title having been read, and further reading waived by the unanimous
<br />consent of Councilmembers present, was adopted.

<br /> ZONING CASE R-63-801 - 4036 TYLER STREET - REZONING - ORDINANCE INTRODUCED
<br />,3:00 P.M.--Hearing was called on the proposal of Linda B. Busk, Zoning Case R-63-801,
<br />Zto place the approximately .8 acre of land developed with a motorcycle sales and other
<br />business situated on the southwest side of Tyler Street and north side of Hole Avenue,
<br />~being at 4036 Tyler Street, in Zone C-3 and remove the same from Zone C-2; with the
<br />~City Council to also consider supplementing the requested zoning with Zones S and X.
<br />~As heretofore directed by the City Council, the minutes of the City Planning Commission
<br />:pertaining to this case are on file and are a part of the evidence submitted at this
<br />~hearing, whether or not any portion thereof is read or discussed. The communication
<br />~from the City Planning Commission stated zhat the Commission, by a vote of 4 ayes to 1
<br />~no and 1 abstention. approved Zones C-3-S-1 subject to the following conditions:
