Davidson Associates, etal., <br />Case DA-2-845 (Re,seal), to re~se a proposed development agree~nt ~th the City of <br />Riverside to tncl~e an additional 122 acres of land, for a total of approximately <br />425 acres of vacant land ~enerally located vestsfly of Cole Street (extended) and <br />northeasterly of Messandro Bo~evard at its intersection ~th Trautwein Road. ~is <br />additional area is proposed for 256 si~le-fa~ly residential units, bringi~ the <br />total sin~le-f~ly residential units to 478 witMn the entire develo~ent a~reement <br />area, in exc~e for dedication of 246 acres bei~ douted to the City of Riverside <br />for public park and open space purposes (Sycnore Canyon Park). The primaU pu~ose <br />of t~s a~ree~nt is to provide for the private develop~nt of si~le-fa~ly resi- <br />dential uses over the next approxiutely ten acres under existin~ City planni~ <br />and zoni~ reEulations subject to the dedication of park and open space land to the <br />City of ~verside. ~ heretofore directed by the City Co~cil, the ~nutes of the <br />City Plan~n~ Co~ssion and the Environ~ntal Protection Co~ssion pertainin~ to <br />this case are on file and are a part of the evidence submitted at this hearing, <br />~hether or not any portion thereof is rud or discussed. The comnication fr~ the <br />City Plannin~ Co~ssion stated t~t the Comission, by a vote of 7 ayes to 0 noes, <br />recomended that the City Council (1) find that the amended development a~reement <br />will satisfy each of the five required findings; and (2) approve the proposed <br />~ended develop~nt agree~nt as submitted.
