<br />conditional use permlt to establish a second fast food drive-through restaurant (CarZ's
<br />Junior) on approximately 1./4 vacant acres of land at 3435 Madison Street, situated on
<br />the northeasterly side of Madison Street adjacent on the northwest to the Riverside 91
<br />Freeway, in Zones C-4 and R-1-65, tentative Zones C-2-S-i-X; and determined thaC the pro-
<br />posaZ would not have a significant adverse effect on the environment. The same property
<br />has recently been approved by the PZannlng Commission and City Council for a fast food
<br />restaurant (El Pollo Loco) under Zonlng Case C-30-878. It was datemined that the Clcy
<br />Council would not set the matter for public hearing.

<br />A communication was presented from the City Planning Commission advising that, on Febru-
<br />ary 18, 1988, the Commission, by a vote of 6 ayes to 0 noes, approved subject to condi-
<br />tions the request of E1 Pollo Eoco, et al.,'Zoning Case C-/40-878, for a conditional use
<br />permit to establish a fast food drive-through restaurant within an existing shoppinE cen-
<br />ter on an approximately 9,100-square-foot undeveloped parcel of land at 3725 La Sierra
<br />Avenue, situated on the southwesterly side of La Sierra Avenue southeasterly of Magnolia
<br />Avenue, in Zone R-1-65, requested Zone C-2 under Zoning Case R-/44-878; and determined
<br />chac the proposal would not have a significant adverse effect on the environment. It
<br />was determined that the City COuncil would not set the matter for public hearinS.

<br />tions the request of Riverside County Publishing Company, et al., ZoniuE Case MP-9-83/4
<br />(Revised), for a revised plot plan for an industrial facility consisting of an expansion
<br />by approximately 36,000 square feet of an existinS industrial building, office space and
<br />related parking area at 7190 Jurupa Avenue on approximately 11.8 acres of land developed
<br />with an existing industrial complex, office and parkinS area, situated on the southeast
<br />corner of 3urupa Avenue and Acorn Street, fn Zone liP; and determined that the proposal
<br />would not have a significant adverse effect on the environment. It was determined that
<br />the City Council would not set the matter for public hearing.

<br />ZONING CASE 0-5-878 - CITY OF RIVERSIDE - FIRE STATION - ORANGECREST ANNEXATION AREA
<br />A communication was presented from the City Planning Commission advisinE that, on Febru-
<br />ary 18, 1988, the Commission, by a vote of 6 ayes to 0 noes, approved subject to condi-
<br />tions the plot plan by the City of Riverside, ZoninS Case 0-5-878, consisting of a
<br />proposed fire station within the Orangecrest Annexation area located about 200 feet east-
<br />erly of existing Trautwein Road and about one-half mile northerly of Van Buren Boulevard
<br />on approximately one vacant acre of land, situated on the southwest corner of Orange Ter-
<br />race Parkway (proposed) and a proposed new local street (unnamed), in Zone 0; and deter-
<br />mined that the proposal would not have a significant adverse effect on the environment.
<br />It was determined that the City Council would not set the matter for public hearing.

<br />The Faithful Performance Bonds of Victoria Heights Venture II, as principal, and Develop-
<br />ers Insurance Company, as surety, in the mounts of 51/47,350 and 5182,050; together with
<br />the Labor and Material Bonds, executed by the principal and surety as listed above, in
<br />the amounts of 573,675 and 391,025; together with their Agreements guaranteeing the com-
<br />pletion of streets, curbs, gutters, and all other improvements described on the Final
<br />Map of Tract 20798, located on the south side of Bradley Street and the west side of
<br />Golden Star Avenue, were approved and accepted.

<br />Resolution No. 16753 of the City Council of the City of Riverside, California, Accepting
<br />the Official Map of Tract 20798, consisting of two sheets, being a subdivision of a por-
<br />tion of the northeast quarter of the northeast quarter of the southwest quarter of
<br />Sac. 14, T.3 S., R.5 W., S.B.M.; together with the streets and easements as shown there-
<br />on; together with any variances as to lot area, building area or yard requirements ap-
<br />proved by the Planning Commission; and authorizinS the City Clerk to attest said Map,
<br />was presented; and the title having been read, and further reading waived by the unani-
<br />mous consent of Councilmembers present, was adopted.
