<br />CASE GP-17-878 - COUNTY OF RIVERSIDE - COUNTY FARM ROAD WEST OF HARRISON
<br />A communication was presented from the City Planning Commission advising that, on Febru-
<br />ary ~, 1988, the Commission considered the request of the County of Riverside for a
<br />determination as to whether construction of a 150-bed shelter and treatment facility for
<br />emotionally disturbed teenagers on approximately 5.7 acres of land located on the south
<br />side of County Farm Road west of Harrison Street is in conformante with the City of Riv-
<br />erside General Plan, Case GP-17-878; and, by a vote of 7 ayes to 0 noes, (1) determined
<br />that the proposed construction of shelter and treatment facilities for emotionally dis-
<br />turbed teenagate within the County Farm project site is consistent with the City's Gener-
<br />al Plan; (2) concurred in the list of proposed mitigation measures with an added provi-
<br />sion for City Planning Department and Public Works Department review and comment on the
<br />required parking analysis and traffic study; and (3) recommended that Dawes Street be
<br />terminated with a cul-de-sac. The City Council upheld the Co~mission's recommendations.

<br />ZONING CASE MP-2-878 - ARCIERO AND SONS, INC. - NWLY. OF 60/1-215 AND 91 FREEWAYS, ELY.
<br />OF ORANGE AND NLY. OF VISTA - CONTINUED
<br />A communication was presented from the City Planning Commission advising that, on Janu-
<br />ary 21, 1988, the Commission, by a vote of 5 ayes to 3 noes and 1 abstention, approved
<br />subject to conditions the request of Arciero and Sons, Inc., Zoning Case MP-2-878, for
<br />an industrial plot plan consisting of one six-story (approximately 84-foot), approxi-
<br />mately 60,O00-square-foot office building and one two-story (30-foot), approximately
<br />13,400-square-foot office building, together with incidental parking and landscaping on
<br />approximately 4.6 vacant acres of land situated northwesterly of the interchange of the
<br />60/I-215 Freeway and the 91 Free~ay, easterly of Orange Street and northerly of Vista Av-
<br />enue, in Zone Mi~; and determined that the proposal would not have a significant adverse
<br />effect on the enviror~ment. Variances are requested for building height, parking spaces
<br />in the front landscaped setback area and side yard setback area. In consideration of
<br />the recommendation from the Plannin~ and Public Works Departments that this item be con-
<br />tinued to allow the Public Works Department, Celtrang and the applicant to study the
<br />traffic impact consideration of this project on U.S. 60 and adjacent streets, this mat-
<br />ter was continued for 30 days.

<br />ZONING CASE MP-3-878 - TRAMHELL CROW, ET AL. - IOWA AND MARLBOROUGH
<br />A communication was presented from the City Planning Commission advtsin~ that, on Janu-
<br />ary 21, 1988, the Commission, by a vote of 9 ayes to 0 noes, approved subject to condi-
<br />tions the request of Trammall Crow, et el., Zoning Case MP-3-878, for an industrial plot
<br />plan consisting of four one-story and three two-story industrial buildings totaling
<br />approximately 312,000 square feet with related off-street parking, situated on the south-
<br />east corner of Iowa and Marlborough Avenues, in Zone HP; and determined that the propos-
<br />al would not have a significant adverse effect on the environment. The City Council de-
<br />termined that the matter would not be set for public hearing.

<br />ZONING CASE V-114-878 - LINCOLN PROFERTY COMPANY - 3610 AND 3655 BANBURY
<br />A communication was presented from the Board of Administrative Appeals and Zoning Adjust-
<br />ment advising that, on January 25, 1988, the Board considered the request of Lincoln
<br />Property Company, Zonin~ Case V-11&-878, for the following variance to erect two monu-
<br />ment identification signs for an existing apartment complex at 3610 and 3655 Banbury
<br />Drive, situated on both sides of Banbury Drive southeasterly of Magnolia Avenue, in Zone
<br />R-3: to allow two approximately 25-square-foot identification signs where a maximum of
<br />one 12-square-foot identification sign is permitted; and, by a vote of 7 ayes to 0 noes,
<br />approved subject to conditions the requested variance, in part, by allowing two 12-
<br />square-foot, double-faced identification signs on each side of Banbury Drive. It was de-
<br />ternLined that the matter would not be set for public hearing by the City Council.
