Second ~Xw <br /> All Ayes <br /> <br />CITY PL~NING CO~ISSION <br /> <br />C~ENDAR CASE 1914 (REVISED) - DIOCESE OF S~ BE~A~INO - 7085 BROC~ON <br />A co~unication was presented from the CIty Planning Commission addsing that, on Sep- <br />tember 19, 1991, the Copiesion, by a vote of 6 ayes to 0 noes, approved subject to <br />conditions the request of the Diocese of San Bernardtrio, Calendar Case 1914 (Revised), <br />for a revised conditio~l use petit to place an approximately 24-foot by 40-foot port- <br />able classroom on approximately 4.07 acres of land at 7085 Brockton Avenue, developed' <br />with Notre Dame High School, situated at the southwest co~er of Brockton and Arlington <br />Avenues, in Zone R-1-65; and dete~ined that the proposal would not have a significant <br />adverse effect on the environcut. This site ~s part of a larger site containing a <br />church, elementa~ school and high school. The Co~ission's approval was upheld by the <br />City Council. <br /> <br />BOARD OF ADMINISTRATIVE APPEALS AND ZONING ADJUSTMENT <br /> <br />ZONING CASE V-28-912 - ALEJANDRO ROMERO - 4522 GROVE - APPROVED IN PART <br />A communication was presented from the Board of Administrative Appeals and Zoning Ad- <br />Justment advising that, on September 16, 1991, the Board considered the request of <br />AleJandro Romero, Zoning Case V-28-912, for the following variances to construct an ap- <br />proximately 2,270-square-foot, two-story residence at 4522 Grove Avenue, situated on the <br />southeast side of Grove Avenue between Cottage and Pleasant Streets, in Zone R-1-65: <br />(A) to allow construction of a two-story single-family residence on a lot containing ap- <br />proximately 4,271 square feet in area where a minimum of 5,000 square feet is required; <br />(B) to allow construction of a dwelling on a lot having approximately 36.5 feet of width <br />where a minimum of 50 feet is required; (C) to allow the dwelling to encroach approxi- <br />mately eight feet into the required 20-foot front yard setback; and (D) to allow a lot <br />coverage of approximately 43 percent where a maximum lot coverage of 40 percent is per- <br />mitted; and, contrary In part to the Planning Department's recommendation and by a vote <br />of 7 ayes to 0 noes, approved Variances (A), (B) and (D) subject to conditions, and de- <br />nied Variance (C). The Planning Department recommended approval of Variances (A) and <br />(B), and denial of Variances (C) and (D).
