At the request of staff, the <br />City Council continued the public hearing to 3 p.m. on November 24, 1998. <br /> <br />TRACT MAP 28756 - ALHAMBRA AND CATSPAW <br />3 P.M.--Further hearing was called on the proposal of Adkan Engineers to divide <br />approximately 37 vacant acres into 18 lots for residential purposes, situated on the <br />northwesterly side of Alhambra Avenue and southerly of Catspaw Drive, in Zones R-1- <br />80 and RC. Ed Adkison, representing Adkan Engineers, and two residents spoke <br />regarding the matter. No written protests were presented. Following discussion, the <br />public hearing was officially closed. The City Council (1) approved Tract Map 28756 <br />subject to the recommended conditions of approval contained in the written staff report; <br />with clarifications to Condition 17 to read "multi-purpose trail" instead of "equestrian <br />trail", and Condition 20 to read "multi-purpose trail to be constructed on the southerly <br />side" instead of "equestrian trail to be constructed on the northerly side", Condition 36 <br />to include installation of ornamental street lighting on the private street system, and a <br />condition added for landscaping and a guard rail to be installed along the outside of the <br />curb behind Lots 13 and 14 adjacent to the private drive subject to Planning <br />Department review and approval; (2) adopted the staff report, environmental <br />assessment, and variance justification form as findings; (3) upheld the Planning <br />Commission's determination that the project would not have a significant effect on the <br />environment and concurred in the adoption of a Negative Declaration; and (4) <br />determined that the proposed project could have the potential for adverse effects on <br />wildlife resources and the applicant is responsible for payment of Fish and Game fees <br />at the time the Notice of Determination is filed with the County. <br /> <br />ZONING CASE CU-038-834 (REV.) - APPEAL - 10800 MAGNOLIA <br />3 P.M.--Further hearing was called on the appeal of Nancy Burke, Land Use Manager, <br />Kaiser Permanente, from the decision of the Planning Commission in approving, except <br /> <br />Motion <br />Second <br />All Ayes <br /> <br />Motion <br />Second <br />All Ayes <br /> <br /> X <br />X <br /> <br /> X <br />X <br /> <br />84-113 <br /> <br /> <br />
