Canty, Canty Engineering
Group, Inc., filed on behalf of Bergum Construction, from the decision of the Planning
Commission in denying their request to revise the conditions of approval for Tract Map
25486, involving the subdivision of approximately 135 vacant acres into 88 single-
family residential lots in 6 phases. Phases 1-3 are recorded and Phases 4-6 are
tentatively approved. The property is located southerly of Country Club Drive and
easterly of Canyon Crest Drive and on both sides of Ransom Road in Zone RC. The
applicant is requesting: (1) deletion of conditions requiring a reverse frontage wall
along C anyon Crest Drive and clarification on the extent of landscaping required along
Canyon Crest Drive; and (2) a revision to Phase 6 of the map to allow Omega Drive
north of Ransom Road to be a private street. The Planning Commission: (1) denied
their request to delete Condition 8 requiring a reverse frontage wall along Canyon Crest
Drive and, in lieu, approved revisions to Condition 8 clarifying fencing requirements
along Canyon Crest Drive; (2) denied their request to develop Omega Street as a
private street; and (3) took no action regarding Conditions 4 and 5 regarding
landscaping requirements along Canyon Crest Drive and within the open space areas.
In conjunction with the above case, consideration will also be given to the
determination by the Planning Commission that the proposed project will not have a
significant effect on the environment and that a Negative Declaration be adopted.
