CASE NUMBER(S): P15 -0249 <br />II. PROJECT SUMMARY: <br />1) Proposal: Consideration of a Certificate of Appropriateness for the <br />integration of the Imperial Hardware Building front facade, which <br />is a Structure of Merit and contributor to the Mission Inn Historic <br />District, into a new mixed -use Imperial Hardware Lofts (IHL) <br />development consisting of 91 residential units, approximately <br />8,841 square feet of commercial space and a 115 -stall parking <br />garage, on three parcels totaling 0.62 acres. <br />2) Location: 3744/3750, 3768 and 3776 Main Street, situated on the <br />northeasterly corner of the intersection of University Avenue and <br />Main Street Pedestrian Mall. <br />3) Applicant: Rob Dodman, Ratkovich Properties <br />4) Case Planner: Teri Delcamp, Historic Preservation Senior Planner <br />(951) 826 -2117 <br />tdelcamp@riversideca.gov <br />III. RECOMMENDATION: <br />That the Cultural Heritage Board: <br />1. DETERMINE that Planning Case P15 -0249 is exempt from the California <br />Environmental Quality Act (CEQA) pursuant to Sections 15331 and 15332 since the <br />project, as conditioned, constitutes in -fill development that is consistent with the <br />Secretary of the Interior's Standards for the Treatment of Historic Properties; and <br />2. APPROVE Planning Case P15 -0249 based on the findings below, and subject to the <br />attached conditions, thereby issuing a Certificate of Appropriateness for the project: <br />FACTS FOR FINDINGS: (From Section 20.25.050 of the Riverside Municipal Code) <br />The Board and Historic Preservation Officer or Qualified Designee shall make findings of the <br />following standards when applicable to approving or denying a Certificate of Appropriateness. <br />CHB — Certificate of Appropriateness 1 of 18 P15 -0249 <br />
