FIRST LEASE MODIFICATION AGREEMENT THIS AGREEMENT is made this 16th day of January __2001 between The Redevelopment Agency of the City of Riverside, a public agency, Landlord and Inland Empire National Bank, a national banking association, Tenant. RECITALS A. The parties hereto entered into a Lease dated the 1st day of October 1995 for premises located in the California Tower, 3737 Main Street, Suite 104 Riverside, California 92501. B. The parties hereto desire to extend and amend said Lease as hereinafter provided. NOW THEREFORE, in consideration of the agreements herein contained, the parties hereto agree to as follows: The Lease term shall be extended for the period of five (5) years commencing on the 5th day of December 2000 and terminating on the 4th day &December 2005. Such extended term shall be governed by the same terms and conditions as provided in the Lease, except as set forth below: The fixed minimum rent for the period of the 5th day of December 2000 through the 4th day of December 2001 shall be Four Thousand Eight Hundred Sixty Six Dollars and no/100 ($4,866.00). The fixed minimum rent for the period of December 5th, 2001 through December 4, 2005 shall be adjusted at the rate of Four Percent (4%) annually. Except as herein modified, said Lease shall remain in full force and effect. In the event of any conflict in the terms of the Lease as modified and this First Lease Modification Agreement, the terms of this First Lease Modification shall prevail. The terms and conditions of this Agreement shall bind and inure to the benefit of the heirs, successors and assignees of the parties hereto.
