PUBLIC HEARINGS PLANNING CASE P07-1028—7295 San Gorgonio Dr. CONTINUED Proposed removal of Mitigation Measure Noise 5 (Continued from Motion M December 18, 2014) from the certified Final Project Environmental Impact Second S Report for the Alessandro Business Center at 7295 San Gorgonio Dr. All Ayes Applicant request further continuance to January 22, 2015 and staff concurred. PLANNING CASES P14-0673, P14-0675 and P14-0928 — 9471 & 9477 Magnolia Avenue Proposal by Evergreen Devco Inc. to consider a Conditional Use Permit, a Lot Consolidation and a request for Public Convenience or Necessity related to the proposed development of a Walgreens store on Van Buren and Magnolia with drive-thru pharmacy and the sale of alcoholic beverages for off-site consumption on a site consisting of three contiguous parcels. Steve Hayes presented the staff report and stated that the building design would keep the architectural integrity of the historic Arlington area. Comments from the audience: Cindy Roth of the Riverside Chambers of Commerce and the Arlington Business Council (ABC) expressed her support for the project on behalf of the ABC. Following discussion the Planning Commission expressed some concerns Motion M about traffic flow but recommended that the City Council: 1) Determine Second S that this proposal is exempt from California Environmental Quality Act All Ayes (CEQA) review pursuant to Sections 15305 (Minor Alterations in Land Use Limitations),15331 (Historical Resource Restoration/Rehabilitation) and 15332 (Infill Development Projects); 2) Approve Planning Cases P14- 0673 (Conditional Use Permit), P14-0675 (Lot Consolidation) and P14- 0928 (Public Convenience or Necessity Determination), based on the findings outlined in the staff report and subject to the recommended conditions with the addition that the first exit on Miller Street be changed Planning Commission Minutes—January 8,2015 Page 1 of 4
