These are all based on modeling jobs and <br /> there was never any real study on-site. <br /> Chair Riggle recused from Planning Case P13-0324 and stated that his <br /> firm does business with this applicant. Chair Pro Tern Tavaglione <br /> presided. <br /> PUBLIC HEARINGS <br /> PLANNING CASES P13-0324, P13-0325, P13-0326 and P13-0327 — <br /> Northerly side of Indiana Avenue and easterly of La Sierra Avenue <br /> Proposal by Steve Berzansky of Steven Walker Communities to consider: <br /> 1) an amendment to the Riverwalk Vista Specific Plan to allow a transit- <br /> oriented residential development adjacent to the existing La Sierra <br /> Metrolink Station where only commercial development is currently allowed <br /> per the Specific Plan; 2) an amendment to Title 19 of the Riverside <br /> Municipal Code (Zoning Code) to rezone approximately 3.7 acres of a <br /> larger 13 acre site from the R-1-7000-SP — Single Family Residential and <br /> Specific Plan (Riverwalk Vista) Overlay Zones to the MU-U-SP — Mixed <br /> Use Urban and Specific Plan (Riverwalk Vista) Overlay Zones; and 3) the <br /> Site Plan Review and Design Review of the plot plan and building <br /> elevations related to the construction of a 187 unit phased multiple family <br /> residential development, including common and private amenities and <br /> covered and uncovered surface parking on approximately 3.7 vacant <br /> acres of a larger 13 acre site, situated on the northerly side of Indiana <br /> Avenue and easterly of La Sierra Avenue. Steve Berzansky stated they <br /> were in agreement with staff's recommended conditions and introduced <br /> other members of his team.
