X <br /> Planninq Cases P13-0885 and P13-0886 — 7858 and 7898 California <br /> Avenue <br /> Proposal by Rengel and Co. Architects to consider a Conditional Use <br /> Permit and Design Review related to the conversion of an existing 212 <br /> unit independent senior housing complex to provide a combination of 116 <br /> assisted senior living units and 110 existing independent senior units, as <br /> well as minor modifications to the site plan and amenities on an <br /> approximately seven acre site currently developed with two residential <br /> buildings located at 7858 & 7898 California Avenue. Chair Riggle called <br /> for any comments from the audience, there were none. Mr. Terry Smith, <br /> Rengel and Co. Architects, stated they were in agreement with staff's <br /> recommended conditions. Following discussion the Planning Commission <br /> recommended that the City Council: 1) Determine that the proposed Motion <br /> project represents modifications to an existing facility which is Second <br /> categorically exempt per the California Environmental Quality Act (CEQA) All Ayes <br /> pursuant to Section 15301 (Existing Facilities) of the CEQA Guidelines; 2) <br /> Approve Planning Cases P13-0885 and P13-0886 based on and subject <br /> to the findings and recommended conditions outlined in the staff report. <br /> MISCELLANEOUS PLANNING AND ZONING ITEMS <br /> SMART CODE UPDATE <br /> Steve Hayes, City Planner, gave a brief presentation and update on the <br /> Smart Code. <br /> BRIEF REPORT FROM THE CITY PLANNER ON RECENT CITY <br /> COUNCIL ACTIONS AND MAJOR DEVELOPMENTS <br /> Steve Hayes, City Planner, reported on the recent City Council actions. <br /> ITEMS FOR FUTURE AGENDAS <br /> Mr. Hayes gave the Commission an update on future cases that staff will <br /> be bringing forth at the next meetings. <br /> Commissioner Zaki announced he would be unable to attend the March <br /> 20, 2014 meeting due to business conflicts and the April 3, 2014 due to <br /> medical reasons. <br /> Planning Commission Minutes—March 6,2014 Page 2 of 3 <br />
