<br />RESOLUTION NO, 680 <br /> <br />2 A RESOLUTION OF THE REDEVELOPMENT AGENCY OF THE CITY OF <br />RIVERSIDE, CALIFORNIA WAIVING THE PROFESSIONAL CONSULTANT <br />3 SELECTION PROVISIONS OF ADMINISTRATIVE MANUAL, POLICY <br />NUMBER 1I-4 AND AUTHORIZING THE EXECUTIVE DIRECTOR TO <br />4 EXECUTE A PROFESSIONAL SERVICES AGREEMENT WITH AC MARTIN <br />PARTNERS, INC., FOR A FEASIBILITY STUDY FOR THE DEVELOPMENT <br />5 OF CAL TOWERS II IN THE MAIN STREET MALL <br /> <br />6 WHEREAS, the Redevelopment Agency of the City of Riverside (the "Agency") desires to <br /> <br />7 proactively pursue the development of Cal Towers II on the Main Street Mall as a new office <br /> <br />8 building project in the Airport/Downtown Redevelopment Area ofthe City of Riverside; and <br /> <br /> <br />9 WHEREAS, AC Martin Partners, Inc" (hereinafter "AC Martin Partners") has experience <br /> <br />I 0 in land use planning and has previous experience in determining the feasibility of establishing <br /> <br />11 additional state offices in the City of Riverside by working with the State Department of General <br /> <br />12 Services; and <br /> <br />13 WHEREAS, the retention of AC Martin Partners will assist the Agency in determining <br /> <br /> <br />14 the feasibility of the Cal Towers II project and will move this project forward in a timely toward a <br /> <br />15 revitalization of the Downtown; and <br /> <br />16 WHEREAS, in the members of the AC Martin Partners team have been previously <br />17 successful in the development of the presently existing Cal Towers on the Main Street Mall; and <br />18 WHEREAS, the Agency desires to enter into a Professional Services Agreement with AC <br />19 Martin Partners tor predevelopment planning for the Cal Towers II office building consisting of the <br /> <br />20 preparation of: a database for tenant recruitment; a feasibility analysis on the building rental rates <br />21 and occupancy costs; a market study on rents and parking provisions and preparation of a <br /> <br />22 marketing brochure for the Department. <br /> <br />23 NOW, THEREFORE, BE IT RESOLVED by the Board ofthe Redevelopment Agency of <br /> <br />24 the City of Riverside, California, as tollows: <br /> <br />25 Section I: That the above recitals are all true and correct <br />26 Section 2: That the professional consultant selection provisions of Administrative <br />27 Manual, Policy Number 11-4 are hereby waived and the Executive Director of the Agency or his <br /> <br />City Attorney's Office <br />3900 Main Street <br />Riverside, CA 92522 <br />(909) 826-5567 <br />
