RENTAL AGREEMENT THIS RENTAL AGREEMENT (the "Agreement") is made and entered into this 1st day of September, 1996, by and between the REDEVELOPMENT AGENCY OF THE. CITY OF RIVERSIDE (hereinafter called "Landlord") and GREATER RIVERSIDE CHAMBERS OF COMMERCE (hereinafter called "Tenant"). The Landlord and the Tenant hereby agree as follows: ARTICLE 1. AGREEMENT AND DEVELOPMENT 1.01. Property Landlord will rent month-to-month certain real property located at 3720 Main Street in the City of Riverside, California, 92501, and which is hereinafter called the "Site" as outlined in the attached site map. The Site consists of that portion of the ground floor occupied by the Visitors Center plus the Mezzanine. This Agreement is subject and subordinate to that certain Building Lease Agreement between Landlord and Raincross Enterprises dated December 1, 1994, as amended from time to time. 1.02. Agreement For and in consideration of the payment of rentals and the performance of all the covenants and conditions of this Agreement, Landlord hereby demises to Tenant, and Tenant hereby hires from Landlord, the Site, for the term and upon the covenants and conditions set forth herein. ARTICLE 2. TERM 2.01. Term The term of this Agreement shall commence on the Commencement Date (as defined in Section 2.02), arid continue on a month-to-month tenancy until either party elects to terminate the Agreement by giving the other party at least thirty (30) days written notice. 2.02. Commenceme!~t The term of this Agreement shall commence on January 1, 1997, and be on a month-to-month basis ("Commencement Date"). 2.03. Holding Over Any holding over after expiration or termination of this Agreement, without consent of Landlord, shall be construed as a month-to-month tenancy in
