RENTAL AGREEMENT <br /> <br /> THIS RENTAL AGREEMENT (the "Agreement") is made and entered into this <br />1st day of September, 1996, by and between the REDEVELOPMENT AGENCY OF <br />THE. CITY OF RIVERSIDE (hereinafter called "Landlord") and GREATER RIVERSIDE <br />CHAMBERS OF COMMERCE (hereinafter called "Tenant"). The Landlord and the <br />Tenant hereby agree as follows: <br /> <br />ARTICLE 1. AGREEMENT AND DEVELOPMENT <br /> <br /> 1.01. Property <br /> <br /> Landlord will rent month-to-month certain real property located at 3720 <br />Main Street in the City of Riverside, California, 92501, and which is hereinafter <br />called the "Site" as outlined in the attached site map. The Site consists of that <br />portion of the ground floor occupied by the Visitors Center plus the Mezzanine. <br />This Agreement is subject and subordinate to that certain Building Lease <br />Agreement between Landlord and Raincross Enterprises dated December 1, 1994, as <br />amended from time to time. <br /> <br /> 1.02. Agreement <br /> <br /> For and in consideration of the payment of rentals and the performance of <br />all the covenants and conditions of this Agreement, Landlord hereby demises to <br />Tenant, and Tenant hereby hires from Landlord, the Site, for the term and upon <br />the covenants and conditions set forth herein. <br /> <br />ARTICLE 2. TERM <br /> <br /> 2.01. Term <br /> <br /> The term of this Agreement shall commence on the Commencement Date <br />(as defined in Section 2.02), arid continue on a month-to-month tenancy until <br />either party elects to terminate the Agreement by giving the other party at least <br />thirty (30) days written notice. <br /> <br /> 2.02. Commenceme!~t <br /> <br /> The term of this Agreement shall commence on January 1, 1997, and be on a <br />month-to-month basis ("Commencement Date"). <br /> <br /> 2.03. Holding Over <br /> <br /> Any holding over after expiration or termination of this Agreement, without <br /> consent of Landlord, shall be construed as a month-to-month tenancy in <br /> <br /> <br />
