Prior to building permit issuance <br />7. An Administrative Lot Line Adjustment case shall be submitted to consolidate the <br />four existing parcels into a single parcel. <br />Site Operation Standards: <br />8. * Hours of operation are proposed to be limited to 7:30 a.m. - 6:00 p.m. on weekdays, <br />8:00 a.m. — 4:30 p.m. on Saturday, and 9:00 a.m. to 3:00 p.m. on Sundays. Any <br />significant changes to the hours of operation shall be considered by the Zoning <br />Administrator. <br />9. All repair work shall be conducted within an enclosed building. <br />10. Outdoor display of merchandise shall not be permitted. <br />11. Inoperable vehicles shall not be stored on the property longer than thirty days. Any <br />inoperable vehicles shall be stored within a completely enclosed building. <br />12. All operations shall meet exterior sound level limits required by Title 7 of the <br />Municipal Code. <br />13. The applicant shall be responsible for maintaining free of litter, the area adjacent to <br />the premises over which they have control. <br />14. No outdoor pay phones shall be permitted on the premises. <br />15. Building and window signage shall comply with Chapter 19.620 of the Zoning Code. <br />16. A total of 22 parking spaces shall be provided on the project site. <br />17. A copy of the Conditional Use Permit and the final Conditions of Approval shall be <br />available at the site and presented to City staff, including the Police Department and <br />Code Enforcement, upon request. Failure to have the latest approved conditions <br />available upon request will be grounds for revocation. <br />Prior to occupancy <br />18. The required Lot Line adjustment case shall be recorded. <br />19. A mutual access agreement, allowing shared access across the drive aisle on the <br />property to the west recently approved to be developed with a Bakers' restaurant, <br />shall be prepared subject to the review and approval of Planning Division staff and <br />City Attorney's Office. A copy of the recorded covenant shall be provided to <br />Planning Staff. <br />22_4 ATTACHMENT 1 <br />
